How we handle window mastic in West Hill

A window frame and the wall around it expand and shrink at different rates. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We’re often asked to deal with untidy mastic left by window fitters and whistling draughts around closed windows, on aluminium frames, timber windows & doors and uPVC windows.

Houses in smaller places like West Hill can stand more in the open than those in a built-up town, so exposed windows and doors face the weather head on. That’s hard on the mastic around frames and sills.

Each job carries a 12-month guarantee.

Why act early in West Hill

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. In an older home around West Hill, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

Why book with us

  • Homes, businesses and hotels
  • Quality sealants from Arbo and Everbuild

What the job involves on each surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.

Composite doors

A composite door usually sits in a plastic outer frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.

Questions from West Hill

Does living near the coast affect window mastic in West Hill?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. The right product, a clean joint and the right depth all help it cope.

Will you come out to West Hill?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Can I add another job to the visit?

Yes. Several rooms, windows or areas can go on one quote.

Can you reach windows above the ground floor?

Yes, if safe access is possible. For high or awkward windows, we’ll tell you what access is needed.

Can I do it myself?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

Does someone need to be in?

Access is agreed with you when the job is booked. Indoors, that usually means someone at home.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply call 0345 464 0079 or send us an email.

I’m a tenant. Can you help?

Yes, though it’s best to check with your landlord first. Many landlords are glad to have it sorted.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

Landlords, agents and businesses in West Hill

For anyone letting property in or around West Hill, several properties can be quoted together. Send us the addresses and the work at each.

Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.

How it works

We bring everything the job needs with us. After a quick look at the joints together, the area is protected and the work begins. Most jobs take a few hours for a handful of frames, longer for a whole house. In a smaller place like West Hill, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Let us know about parking restrictions
  • Tell us about any water getting in
  • Move anything stored near the joints

Keeping the joints in good condition

Once the sealant has cured, a few habits help it last:

  • Wash the frames with mild soapy water
  • Keep solvents and bleach off the sealant
  • Ventilate rooms so frames don’t stay wet inside
  • Keep drainage slots and sill grooves clear

Try not to touch the new joint while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Wet, windy weather is when failed mastic shows itself, but resealing works best in dry conditions. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

What we cannot put right

Some problems need a builder, plumber or other trade rather than us:

  • Damp coming through the wall itself rather than the frame joint
  • Rotten timber, which needs a joiner first
  • Worn gaskets, brush seals or a door that has dropped

Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.

Window mastic in West Hill: local notes

West Hill is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Managing a site like St Paul's CofE Primary School and Nursery? Then larger buildings have plenty of frames, and the mastic around each one ages. For an older house near a landmark such as Galeed Strict Baptist Chapel, frames set in older brick or stone need a sealant that suits the wall as well as the frame. Letting a property close to Brighton station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
