Window mastic near Saltdean

Leave it or put it right?

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, using a product chosen for the frame and wall. In a smaller place like Saltdean, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

About our window mastic in Saltdean

There are two joints on most windows. The external joint is the weather seal; inside, the joint between frame and plaster stops draughts and tidies the reveal. Either or both can be done. If you are dealing with a bead that doesn’t match the frame and rain getting in at the frame or under the sill, we can help.

Many houses in smaller places like Saltdean have conservatories, garden rooms or patio doors. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.

Our work is backed for twelve months.

Keeping the joints in good condition

How long the joints last depends on use and care. Here’s what we suggest:

  • Don’t paint over the silicone
  • Make sure the drainage slots aren’t blocked
  • Air rooms to keep condensation down around windows
  • Keep jet washers away from the mastic

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Catching it early keeps the fix to a reseal.

What we do, step by step

There is not much for you to do on the day. Show us the job and we’ll take it from there. The work itself takes a few hours for a few frames, or a day or more for a whole house, including the tidy-up. A visit to Saltdean is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Getting ready for the visit

  • Tell us about any water getting in
  • For indoor joints, keep the area dry beforehand if you can

When it is not the sealant

We won’t take on work that won’t last, so here’s what sealant can’t put right:

  • Faulty window hardware
  • Worn gaskets, brush seals or a door that has dropped
  • Damp coming through the wall itself rather than the frame joint

If you’re not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

DIY sealant or a professional job?

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Different surfaces, different methods

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.

Saltdean: your questions answered

Do you work for landlords with property near Southease station?

Yes, landlords and agents are among the people we work for, and several properties can go on one quote. You can call 0345 464 0079 or email us with the details for a clear quote.

Does the coastal weather in Saltdean affect outside sealant?

Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.

Can you seal over the old sealant?

No. Fresh sealant doesn’t stick to old sealant, and anything trapped underneath, including mould and water, stays there. It all has to come out first.

Will there be a smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you cover Saltdean?

We do. Saltdean is part of the area we cover.

What should I tell you?

Only a few details: the address or postcode, what’s wrong and any access issues. After that, simply ring 0345 464 0079 or send us an email.

Are you fully insured?

Yes. Full insurance covers our work.

How long will my window job take?

The work takes a few hours for a handful of frames, longer for a whole house. Access and the amount of old mastic make the biggest difference.

Windows and doors in Saltdean

Saltdean is within about 1 mile of the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Homes close to St Nicholas include some older properties, and the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Saltdean Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

When to call us in Saltdean

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, while a joint packed solid cannot stretch. That is what backing rod is for.

The most common problems we see are:

  • Whistling draughts around closed windows
  • Water coming in at the bottom corners of a door
  • Mastic that’s falling out in pieces
  • Cracked or shrunken mastic around the frame

If you let a flat or house near Southease station, renewing tired window mastic between tenants heads off draught and damp complaints.
