Window mastic in Toothill, done properly
Homes in Toothill have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. The sealant is chosen to suit the frame material and the wall. We work on window sills, patio & French doors and timber windows & doors, and common reasons people get in touch are whistling draughts around closed windows and gaps between the frame and the inside reveal.
Mastic can only go onto a dry, clean joint, so window work in Toothill is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
Your job is guaranteed for a year, as with all our work.

When it is not the sealant
To be straight with you, there are a few things sealant will not fix:
- Broken hinges, locks or handles
- Soft or decayed wood in the frame
- Condensation trapped between the panes
Not sure which it is? You can call 0345 464 0079 or send us an email and we’ll tell you honestly.
What we seal
- Timber windows & doors
- uPVC windows
- Window sills
- Aluminium frames
- Patio & French doors
- Composite doors
Different surfaces, different methods
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Aluminium frames
Metal frames expand in the sun and are often slim, with little room for error. A tidy bead in anthracite grey, black or a matching colour suits the frame.
How it works
On the day, we look over the joints with you first. We protect the surfaces around the joints before any work begins. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. In a small place like Toothill, access is generally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
- Backing rod fills deep voids and the sealant goes in on top.
- We tool the joint so water runs off, then clear up.
Getting ready for the visit
- Plan for the work area to be out of bounds to pets and children
- Tell us about access, such as stairs, a lift or high-level joints
- Clear the area around the work

Do you need window mastic in Toothill?
Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.
The problems people normally mention when they call include:
- Leaking joints at the ends of sills
- Rushed sealant from a window installation
- Sealant in the wrong colour for the frame
- Draughts coming in around windows and doors
In the older streets around Church of St John, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
What your quote should include
- Whether they’re fully insured
- The length of the guarantee
- How long to leave it before use
- How the colour is chosen
What happens if it’s left?
The work is quick compared with the damage it prevents: the visit takes a morning for a couple of windows and a door. Wait for damp to appear and there may be plaster and decorating to sort out too. Where a wall is exposed, as many are in small places like Toothill, wind-driven rain gets into any failed joint, and older walls, once damp, take a long time to dry.
Doing several joints on one visit generally makes better use of the time than several visits, so it’s worth mentioning everything you’d like done. You’ll get one clear quote for the whole job.

Toothill homes and the weather
With historic houses such as South Stoneham House (about 4.3 miles south-east) nearby, there’s older building stock in the area around Toothill as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. London and the South East are among the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
For site and facilities teams at buildings such as The Mountbatten School, the mastic around its windows and doors needs looking after like any other building’s. If you let a flat or house near Romsey station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What affects the quote in Toothill
There’s no set price list. What we look at:
- Whether old sealant or filler has to be cut out
- Working hours on commercial sites
- The number and length of the joints
- The number of rooms or windows
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Asking for a quote
What to tell us when you ask for a quote:
- The type of property
- Where the property is
- A few pictures by email, if you can
- Access, such as stairs, a lift or height
To get a quote, ring 0345 464 0079 or send us an email with the location and a short description of the problem. We’ll send you a clear quote before any work starts.
Should I try it myself first?
Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
