New build mastic for Toothill homes and businesses

What we can’t put right

We’ll always be straight with you, so here’s what sealant can’t fix:

  • Your warranty claim itself, which is between you and the builder
  • Baths and trays that move too much for sealant to cope with
  • Leaking fittings rather than failed sealant

Not sure which it is? You can call 0345 464 0079 or email us and we’ll tell you honestly before booking.

About our new build mastic in Toothill

Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a seal that’s letting water through needs doing now. If you have cracks appearing as a new home settles and internal frame sealant that has split, we can put it right, on bathrooms & en suites, windows & doors and kitchens alike.

In a village or hamlet like Toothill, new homes are more likely to be a barn conversion or a handful of houses than a big estate. Each still needs its sealant and floor joints finished properly.

The work is covered for a year after we finish. If there’s a problem with it, please call 0345 464 0079 or drop us an email.

How the visit works

When we arrive, we look over the joints with you first, so you know exactly what we are doing. We protect the surfaces around the joints before any work begins. Most jobs take a few hours for most snagging lists, longer for a run of plots. Somewhere as small as Toothill, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. We look at why each joint failed, including any movement.
  2. We remove the failed sealant and clean the joints.
  3. Joints are dried and primed where the product calls for it.
  4. New sealant goes in, with baths filled first so they’re at their heaviest.
  5. The finished joints are checked and the cure times given.

Common questions in Toothill

Do you cover smaller places like Toothill?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you cover Toothill for new build mastic?

Yes, Toothill is within the area we cover. Our work covers London and the South East. You can ring 0345 464 0079 or email us and let us know what needs doing, and we’ll send you a clear quote.

Can I do it myself?

You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.

Where are you based?

We work from Crawley. We cover Toothill and the rest of Hampshire.

Do the sealants smell?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Can you match the sealant colour to my new kitchen or bathroom?

We use white, clear or a colour to suit the finishes. Tell us what you’d like when you get a quote.

How long before the joint can be used?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Is it worth resealing while the house is still settling?

Where water is getting through, don’t wait. Small gaps that are just cosmetic can be resealed once movement has slowed.

DIY versus a professional finish

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

What new build mastic looks like in Toothill

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Leave it or put it right?

Water getting past a failed seal in a new build reaches walls and floors that are still settling. Resealing promptly protects the new finishes around it. In a small place like Toothill, homes can be exposed to wind and rain, which finds any gap, and older walls, once damp, take a long time to dry.

Commercial jobs are quoted on the same basis as homes: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we’ll go through it with you.

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. A few tips:

  • Raise failed sealant with the developer while you’re covered
  • Check bath and shower seals every few months as the house settles
  • Photograph failed sealant before it’s redone
  • Follow the cure time we give you

Don’t stand on the bath edge or the lip of the tray. If a bath or tray moves when you stand in it, get it looked at.

Leave a failed new-build seal and water can reach the floor and the ceiling below. Early resealing keeps the job small.

What the job involves on each surface

Windows and doors

On new builds, external frame sealant can be patchy. We reseal it with a weatherproof, flexible sealant.

Bathrooms and en suites

En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.

How we quote for new build mastic

You will get a clear quote before work begins. It’s based on:

  • Whether old sealant or filler has to be cut out
  • Any working-time requirements on site
  • Mould in or behind the old joints
  • How many rooms, windows or areas are involved

The cost depends on how much there is to do, how much old material has to come out and how easy the joints are to reach. We give a clear quote before any work starts.

What to tell us for a quote

To make quoting easier, let us know:

  • What’s wrong with the joints now
  • The type of property
  • The address or postcode of the job
  • Access, such as stairs, a lift or height

We do not publish a price list. Instead, your job gets its own clear quote. To arrange one, ring 0345 464 0079 or send us an email.
