About our window mastic in Thornton
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. If the draught is through the window seals instead, we’ll tell you. We’re often asked to deal with mastic that’s falling out in pieces and cracked internal joints between frame and plaster, across window sills, uPVC windows and patio & French doors.
Mastic can only go onto a dry joint, so outside work in Thornton depends on the weather. Tell us about access to all the windows and doors, upstairs included.
Your job is guaranteed for a year, as with all our work.

Common questions in Thornton
Does living near the coast affect window mastic in Thornton?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. The right product, a clean joint and the right depth all help it cope.
I let a flat near Glenrothes with Thornton station. Can you help?
Yes. We work for landlords and agents as well as homeowners. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.
Do you seal inside as well as outside?
Yes. Indoors, we seal between the frame and the plaster or reveal.
Can you seal over the old sealant?
No. We remove every bit of old sealant first.
Do you work for hotels and businesses?
Yes. We can plan bigger jobs in stages to suit the site.
Is it worth trying it myself?
For a simple, easy-to-reach joint, a careful DIYer can do a reasonable job. Most DIY failures come from sealing over old material, wet joints or too much sealant.
How long before the joint can be used?
Cure times vary by product and the temperature. We tell you how long to leave it before we go.
Will it make a mess?
No. We protect the surfaces around the joints, and we clear up the old sealant and our materials before we leave.
What window mastic looks like in Thornton
Thornton is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Managing a site like Auchmuty High School? Then larger buildings have plenty of frames, and the mastic around each one ages. Homes close to Old Parish Church include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

The process
On the day, there’s very little for you to do. Show us the job and we’ll take it from there. The work itself takes anything from an hour or two to a full day, depending on how many frames there are, including the tidy-up. Outdoor work around Thornton depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors isn’t affected.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Getting ready for the visit
- Keep pets and children clear of the area while we work
- Clear items away from the joints we’re working on
- Mention any leaks or damp you’ve noticed

What the job involves on each surface
Timber windows & doors
Where timber has rotted at the joint, it needs repairing first. We’ll point out any rot we find, as that is a job for a joiner.
uPVC windows
Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.
Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Keep drainage slots and sill grooves clear
- Avoid blasting the frames with a pressure washer
- Air rooms to keep condensation down around windows
- Check the mastic once a year
Keep the new mastic undisturbed while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
Overfilling a joint is a classic DIY mistake. A heavy bead looks messy and copes badly with movement, and getting the depth right matters as much as the look.
When it is not the sealant
We won’t take on work that won’t last, so these are the limits:
- Worn gaskets, brush seals or a door that has dropped
- A sash or casement that won’t close properly
- Damp problems in the wall away from the window
If you are not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer.

Do you need window mastic in Thornton?
Sun, frost and rain wear sealant out. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.
It’s worth asking for a quote if you see:
- Black, perished sealant on frames
- Gaps left after new windows were fitted
- Cold air getting in at the frame edge
- Draughty joints inside around the window
Rented homes near Glenrothes with Thornton station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
