Window mastic in Strathore

Window mastic in Strathore, done properly

Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. If you have cold air getting in at the frame edge and water coming in at the bottom corners of a door, we can put it right, on patio & French doors, timber windows & doors and window sills alike.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

All of our work is guaranteed for twelve months, in Strathore and everywhere else we cover.

What sealant work can’t fix

To be straight with you, there are a few things sealant won’t fix:

  • Damp problems in the wall away from the window
  • A failed sealed unit that has misted up
  • Draughts through the window seals rather than the frame

If in doubt, send an email to info@mrmastic.co.uk and we’ll say what we think before booking.

Surfaces we seal

  • Window sills
  • Timber windows & doors
  • uPVC windows
  • Composite doors
  • Aluminium frames
  • Patio & French doors

How it works

Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. Outside jobs in Strathore need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How to prepare

  • Mention if the joints have been sealed before
  • Keep pets and children clear of the area while we work
  • Mention any parking rules near the property

What we are called out for in Strathore

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

Common reasons people contact us are:

  • Old mastic that has gone black or come away
  • Cracked internal joints between frame and plaster
  • Water coming in at the bottom corners of a door
  • Mastic that has split away from the wall

For landlords with property near Glenrothes with Thornton station, renewing tired window mastic between tenants heads off draught and damp complaints.

Questions to ask before you book

  • How hidden problems are handled
  • Whether the sealant suits the joint
  • What the quote includes, VAT included or not
  • When the joint can take water or movement

Our hiring checklist

What window mastic looks like in Strathore

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

In the older streets around Old Parish Church, the joint between an old wall and a newer frame is usually the first place rain gets in. If you look after a building such as Kirkcaldy High School, larger buildings have plenty of frames, and the mastic around each one ages.

Strathore is about 2 miles south of Glenrothes, in Fife. Wherever you are in the KY1 postcode area, our applicators can take on window mastic. Our Fife coverage runs to 133 places, Strathore among them. Our Edinburgh page covers work nearby.

Keeping the joints in good condition

Joint life depends on how it’s used and looked after. We suggest:

  • Paint up to the joint, not over it
  • Check the mastic once a year
  • Make sure the drainage slots are not blocked
  • Don’t use solvent cleaners on the joint

Try not to touch the new joint while it cures, following the cure time we give you. Don’t point a pressure washer at the joints.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Why deal with it now?

If you are painting or rendering, reseal at the same time. Fresh joints finish the job neatly. Around Strathore, water from a failed joint in an older stone home can soak into timber and plaster.

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please email us at info@mrmastic.co.uk and we’ll talk you through it.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

If you’ve already had a go yourself, that’s fine. We remove it and do the joint properly.

How the job changes by surface

Patio & French doors

Heavy door frames can move more than windows. A flexible sealant copes with that, where a rigid one would crack.

Window sills

Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. They’re cut out and resealed with exterior sealant.
