Trusted window mastic in Tendring

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a few hours for a handful of frames, longer for a whole house in most cases. In a small place like Tendring, access is usually the main thing to plan. For outside work, also let us know about exposed walls and any outbuildings involved.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. Every joint is tooled smooth and checked before we leave.

How we handle window mastic in Tendring

Every window and door frame has a gap around it, and mastic is what closes it. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. If you are dealing with black, perished sealant on frames and untidy mastic left by window fitters, we can put it right.

Around Tendring, many homes face open ground, so their windows and doors take the full weather. That exposure dries out and cracks the mastic around frames and sills faster.

The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we’ll put it right.

When it isn’t the sealant

We’ll always be straight with you, so here’s what sealant cannot fix:

  • Draughts through the window seals rather than the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Damp problems in the wall away from the window

If in doubt, call 0345 464 0079 or drop us an email and we will say what we think.

What we seal

  • Composite doors
  • Timber windows & doors
  • Aluminium frames
  • Window sills
  • uPVC windows
  • Patio & French doors

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it peels away and traps moisture behind it. Everything old must be removed first.

If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it does not work out, we can still put it right.

Looking after it afterwards

After the cure time, these simple habits help:

  • Ventilate rooms so frames do not stay wet inside
  • Keep timber frames painted
  • Wash the frames with mild soapy water
  • Do not paint over the silicone

Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

FAQs for Tendring

Yes. We work across London and the South East, and Tendring is part of that. You can ring 0345 464 0079 or email us and let us know what needs doing.

Is the work guaranteed?

Yes. Our one-year guarantee covers every job, inside or out.

That depends on the product. Some hybrid sealants can be painted; silicone can’t. Tell us if you are decorating and we will choose accordingly.

That depends on where the joints are. For work indoors, someone needs to let us in, while outside work can sometimes be arranged differently.

How long will my window job take?

Allow anything from an hour or two to a full day, depending on how many frames there are. Access and how stubborn the old mastic is affect the time most.

Will there be a smell?

That depends on the sealant. Some products have a noticeable smell, others very little.

Are you fully insured?

Yes. We’re fully insured.

Work for landlords, hotels and businesses

A neglected joint can let water reach the structure, which matters even more when someone else lives there. Resealing at the right time is simple maintenance.

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

What the job involves on each surface

Aluminium frames

Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match suits the frame.

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.

Common problems we fix in Tendring

Timber windows bring their own problems. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

People normally contact us when they notice something like this:

  • Water coming in at the bottom corners of a door
  • White mastic on grey or black frames
  • Cracked or shrunken mastic around the frame
  • Rushed sealant from a window installation

Managing a site like Tendring Primary School? Then its window and door frames need their mastic kept sound, just like a home’s.

Frames and glazing around Tendring

Compared with the north and west, the South East gets less rain, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Thorpe Hall (about 2.8 miles south-east) nearby, there’s older building stock in the area around Tendring as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

Homes close to Church of St Edmund include some older properties, and the joint between an old wall and a newer frame is usually the first place rain gets in. For landlords with property near Weeley station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
