New build mastic for homes and businesses in Tendring
Some owners wait for the first year’s movement before having joints redone. That makes sense for small gaps that are just cosmetic, but a failed shower or bath seal shouldn’t wait. We work on show homes, plot handovers and skirting & floors, and the jobs we see most are cracked caulk along new skirting and messy sealant that spoils new finishes.
Around Tendring, older homes often have timber floors that move through the year, so skirting and threshold joints need a flexible sealant rather than a rigid filler.
A one-year guarantee comes with the work, just as it does everywhere we cover.

Work for landlords, hotels and businesses
Hotels need rooms back in use, so we plan the work room by room. We have worked in hotels as well as homes and businesses.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
What sealant work can’t fix
A few problems are outside what sealant work can do:
- Plumbing faults behind the sealant
- Structural cracks in walls or ceilings
- Baths and trays that move too much for sealant to cope with
If in doubt, ring 0345 464 0079 or send us an email and we’ll say what we think before you book.

Keeping the joints in good condition
Once the sealant has cured, a few habits help it last:
- Avoid scourers and strong chemicals on sealant
- Do not seal over failed sealant yourself
- Photograph failed sealant before it’s redone
- Check bath and shower seals every few months as the house settles
Clean the sealant with a mild detergent and a soft cloth. Keep scourers and harsh chemicals off it, which can damage the surface.
Leave a failed new-build seal and water can reach the floor and the ceiling below. Catching it early keeps the fix to the sealant and protects the rest of the house.
Surface by surface
Windows and doors
Draughts around new frames are often a sealant gap. We check and reseal the frame edges.
Kitchens
Sink joints are wet all the time. A kitchen sealant goes in there.
What affects the quote in Tendring
We do not publish a price list. What we look at:
- The number and length of the joints
- How many areas need sealing
- The type of sealant required
- When we can work, for business premises
A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether the work is at height. We take all of that into account in your quote.
Helping us quote
Photos by email are helpful but not essential. Please mention:
- How we’d reach the joints
- Photos by email, if that is easy
- How many joints, rooms or windows are involved
- If someone has resealed it before
We do not publish a price list, as no two jobs are quite the same. Instead, we give you a clear price for your job. To get started, ring 0345 464 0079 or send us an email.
What happens on the day
When we arrive, we start by going over the job with you. Surfaces next to the work are protected before work begins. Most jobs take a few hours in a single home. In a small place like Tendring, access is usually the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- Each joint is checked for movement before any work starts.
- We remove the failed sealant and clean the joints.
- Joints are dried and primed where the product calls for it.
- Baths are filled with water, then the new sealant is applied.
- We check every joint and leave you with the cure times.
Getting ready for the visit
- Mention if the joints have been sealed before
- Clear the area around the work
- Mention any tricky access

There can be a smell while the sealant cures, but it fades. Ventilation helps.

No. We always remove the existing bead, the joint cleaned and primed where needed, and a new bead applied.
How long will you be here?
Typically it takes anything from a few hours to several days, depending on the number of plots. Larger jobs naturally take longer, and we’ll tell you how long to expect.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

- Gaps opening as the house dries out and settles
