Window mastic near Tarbet

How we handle window mastic in Tarbet

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. Either or both can be done. If you’re dealing with mastic that has split away from the wall and gaps left after new windows were fitted, we can put it right.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Wind-driven rain finds any gap around a frame or sill.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

What sealant work cannot fix

In fairness, some problems need a different trade:

  • Draughts through the window seals rather than the frame
  • Faulty window hardware
  • Damp problems in the wall away from the window

If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

Surfaces we seal

  • Patio & French doors
  • Composite doors
  • Aluminium frames
  • Window sills
  • Timber windows & doors

Can I do it myself?

If you’re set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

If you’ve already had a go yourself, that is fine. We cut it out and start again, so just mention it when you contact us.

How the visit works

All our tools and materials come with us in the van. After a quick look at the joints together, the area is protected and the work begins. It normally takes anything from an hour or two to a full day, depending on how many frames there are. In smaller Scottish places, parking is generally less of an issue than access and distance. Tell us how to find the property and how to reach the work, and the visit is planned around that.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Every joint is checked before we leave.

How to prepare

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Tell us about any water getting in

What affects the quote in Tarbet

There’s no set price list. What we look at:

  • When we can work, for business premises
  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • Whether the work is at height

Rather than a set price list, we price the job in front of us: how many joints, what’s in them now and how we reach them. You will know the price before we begin.

Asking for a quote

Photos by email are helpful but not essential. Try to tell us:

  • Photos by email, if that is easy
  • Any previous sealing or DIY work
  • How many joints, rooms or windows are involved
  • If it’s domestic, commercial or a hotel

Quotes start with a quick conversation. Tell us what’s wrong, where it is and how much there is. Whenever you’re ready, drop us a line at info@mrmastic.co.uk.

What we are called out for in Tarbet

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. Backing rod sets the right depth.

Most people get in touch when they notice one of these:

  • Rushed sealant from a window installation
  • Cracked or shrunken mastic around the frame
  • Black, perished sealant on frames
  • Cracked internal joints between frame and plaster

In the older streets around Ballyhennan Church, the joint between an old wall and a newer frame is usually the first place rain gets in.

10 questions to ask before booking

Tarbet: your questions answered

Is window mastic in a coastal place like Tarbet any different?

Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.

Will you come out to Tarbet?

Yes, Tarbet is covered. We work across all of Scotland, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you work for letting agents?

Yes, we do. Domestic, commercial and hotel work are all part of what we do.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

How many windows can you do in a day?

That depends on the number of frames, how they’re reached and the state of the old mastic. We’ll tell you how long your job needs when we quote.

What do you put in the joint?

Products from Arbo and Everbuild, among others, chosen to suit the joint. We’ll tell you what we are using and why.

Should I try DIY first?

You can, for simple jobs. The key is preparation: remove all the old material and work on a clean, dry joint. We can always put it right if it fails.

Can tenants book the work?

We are happy to deal with the tenant, landlord or agent. Just make sure your landlord agrees.

Tarbet homes and the weather

Tarbet is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.

If you let a flat or house near Arrochar & Tarbet station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Leave it or put it right?

The work is quick compared with the damage it prevents: it takes a few hours for a few frames, or a day or more for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Out of town in Scotland, exposed walls take a lot of weather, and damp in stone or harled walls takes a long time to dry once water gets behind a joint.

Doing several joints on one visit generally makes better use of the time than several visits. We will give you a clear price for the lot.
