Floor joint sealing near Tarbet

Floor joint sealing in Tarbet, done properly

Painted skirting can be sealed with a flexible product that can be painted over. In wet areas we’d normally use silicone. If you’re dealing with gaps opening between the floor and skirting and failed joint filler in concrete floors, we can put it right, whatever the surface.

Around smaller Scottish places like Tarbet, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.

Whatever the size of the job, it’s backed by our 12-month guarantee.

What sealant work can’t fix

Sealant isn’t the answer to every problem, and we’d rather say so up front. Sealant will not put right:

  • Failed waterproofing under a wet room floor
  • Movement too big for a sealant joint
  • Loose, hollow or cracked tiles, which need a tiler

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly.

Joints and surfaces we work on

  • Tiled floors
  • Wet room & bathroom floors
  • Concrete floor joints
  • Commercial floors
  • Thresholds
  • Skirting boards

Keeping the joints in good condition

No joint lasts for ever, but care makes a real difference. Our tips:

  • Don’t paint over silicone
  • Keep floor cleaning water to a minimum at the edges
  • Check skirting joints after the heating season
  • Keep caulk for dry, still joints only

Keep off the joint for the time we give you. Light foot traffic is usually fine sooner than wet cleaning or wheels, and we will tell you both.

A tiled floor that cracks along a line will keep cracking until it can move. A flexible joint added early helps protect the tiles themselves.

FAQs for Tarbet

Do you cover Tarbet for floor joint sealing?

Yes. Our work covers the whole of Scotland, and Tarbet is part of that. You can email us at info@mrmastic.co.uk and tell us what needs doing, and we will give you a clear price.

I let a flat near Arrochar & Tarbet station. Can you help?

Yes, rental work is part of what we do. Just send an email to info@mrmastic.co.uk and tell us about the property, and we will send you a clear quote.

Can you seal over the old sealant?

No, because it fails. We remove every bit of old sealant first, so the new joint bonds to clean surfaces.

How long does floor joint sealing take?

That depends on the amount of work, but most jobs take a morning or an afternoon for most homes. We’ll give you a better idea when we quote.

Can grout be replaced with sealant on a tiled floor?

Usually, yes. Straight cracks in grout often show where a movement joint was needed. We replace that grout with a flexible joint.

What causes gaps between the floor and skirting?

Generally it’s movement: timber drying in winter, floors settling, or caulk that cannot stretch. A flexible sealant stays closed as the floor moves.

Can I choose the sealant colour?

Yes. White, clear and grey are common, and other colours are available, and we will agree it with you first.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

Should I try it myself first?

A careful DIYer can reseal a simple joint, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

How the job changes by surface

Tiled floors

Perimeter joints in tiled floors should be sealant, not grout. We rake out any grout there and reseal.

Wet room and bathroom floors

Bathroom floor edges get wet at every clean. A flexible seal stops water running into the gap.

What happens if it’s left?

Floor joints left open collect dirt that’s hard to clean out, and they look untidy. A neat sealed joint is easier to clean and finishes the floor. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.

Some things make a job bigger or smaller: how much old sealant there is and how stubborn it is, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

How the visit works

Every visit runs the same way: we look at the joints together, protect the area around them, do the work and tidy away. It normally takes a few hours for most rooms, longer for large commercial floors. For a place like Tarbet, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We clear the edges of the floor so the joints are easy to reach.
  2. Old material is removed from the joint.
  3. Edges are cleaned and dried.
  4. We apply a flexible sealant suited to the floor and smooth it.
  5. Finally, we check the work and talk you through aftercare.

How to prepare

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints

What we are called out for in Tarbet

Wheels crossing an unfilled concrete joint chip its edges. Hard wheels damage the joint edges and the joint gets wider.

The most common problems we see are:

  • Floor edges that trap water and grime
  • Grout used at the floor edge instead of sealant
  • Open joints around bathroom floor edges
  • Cracked caulk along skirting in bathrooms and kitchens

For buildings such as Ballyhennan Church, joints in its floors, skirtings and thresholds need resealing as they wear.

That is why the skirting and threshold joints need a flexible seal. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
