Floor joint sealing in Ardlui
Every floor moves a little, so its edges need a joint that can flex. Skirting-to-floor gaps, tiled floor joints and concrete joints are all sealed with a sealant suited to the movement and traffic. We work on wet room & bathroom floors, tiled floors and concrete floor joints, and common reasons people get in touch are skirting caulk that keeps splitting and rigid edge joints in tiled floors.
Around smaller Scottish places like Ardlui, new homes tend to be single plots or small developments. They need their sealant and floor joints finished just as carefully as on a big site.
Whatever the size of the job, it’s backed by our one-year guarantee in Ardlui and across West Dunbartonshire.

Ardlui questions
Can you help a landlord with a rental near Ardlui station?
Yes. We work for landlords and letting agents as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll send you a clear quote.
Is Ardlui in your area for floor joint sealing?
Yes. We work across all of Scotland, and Ardlui is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Are you insured?
Yes. We’re fully insured, and we can confirm the details when we quote.
My floor grout keeps cracking in a line. Can you help?
Generally, yes. Straight cracks in grout often show where a movement joint was needed. We replace that grout with a flexible joint.
What do you put in the joint?
Quality sealants from brands including Arbo and Everbuild, chosen to suit the joint. We explain the product when we quote.
What does floor joint sealing cost?
The cost depends on the size of the job, access and how much old sealant has to come out. Ask us for a quote.
Can I do it myself?
Sometimes. Preparation is everything: all the old sealant out, and a clean, dry joint. We can always put it right if it fails.
Will I be able to paint over the new joint?
On joints you want to paint, yes. Silicone in bathrooms and kitchens cannot be painted.
When it is not the sealant
Some problems need a builder, plumber or other trade rather than us:
- Damaged concrete that needs breaking out and repairing
- Structural movement or subsidence
- Water getting under the tiles from elsewhere
Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

DIY versus a professional finish
Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
What affects the quote in Ardlui
Call for a quick quote. The main things that affect it are:
- Any mould that needs treating
- Which sealant suits the joint
- Whether the work is at height
- The number of rooms or windows
Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.
What we need to know
When you contact us, it’s useful to know:
- How we’d reach the joints
- If it’s domestic, commercial or a hotel
- Where the job is, and your postcode
- The rough size of the job
Getting a quote is simple: let us know the job and the location and its rough size. A few pictures by email make the job easier to understand, and we will come back to you with a quote.

Commercial floors

Skirting boards
Skirting-to-floor joints are a regular job for us. The old caulk is removed first so the new sealant bonds.
Floor joint sealing around Ardlui
Floors around West Dunbartonshire run from suspended timber in older homes to concrete in newer houses and units, and they don’t all move the same way. The joint at the skirting or threshold has to allow for that. Many new homes in Scotland are timber-framed, and as the frame dries and settles, skirting and sealant joints can open up.
In and around Ardlui, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. If you let a flat or house near Ardlui station, a tidy floor and skirting joint helps a rental look ready for the next tenant.

Looking after it afterwards
Looking after new joints is easy:
- Get cracks along tile grout lines looked at early
- Cone off fresh joints until they’re ready
- Check skirting joints after the heating season
- Vacuum floor joints regularly to stop grit building up
Check the joints after the first winter. Small gaps at the ends can be touched up.
Once concrete joint edges start to break, wheels make it worse. Early resealing helps keep the joint intact and the surface smoother.
For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. We can quote for more than one property at once.
We regularly work with letting and managing agents. Tell us the address, the job and how access works.
What we do, step by step
At the end, we look at the finished work together and tell you how long to leave it. The visit itself usually takes a few hours, depending on the length of joint, depending on how much there is to do. Somewhere like Ardlui may be a longer drive, and the journey is planned ahead. Mention tracks, gates, ferries or anything else about the route.
- The room is cleared along the joints so we can reach them.
- Old material is removed from the joint.
- We clean and dry the edges of the joint.
- A flexible sealant suited to the floor is applied.
- Finally, we check the work and talk you through aftercare.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Clear items away from the joints we are working on
- Where the joints are inside, avoid wetting them before we arrive
