What we cannot put right

Before you book, it’s worth knowing the limits:

  • A frame that has rotted at the joint
  • Damp problems in the wall away from the window
  • Draughts through the window seals rather than the frame

Not sure which it is? You can call 0345 464 0079 or send us an email and we will tell you honestly before booking.

Window mastic in St Helier, done properly

From a single sill to a whole house of windows, you’ll get a clear quote before any work starts. To get one, ring 0345 464 0079 or drop us an email with the number of frames and any access details for window mastic in St Helier. If you’re dealing with leaking joints at the ends of sills and draughty joints inside around the window, we can put it right, on composite doors, timber windows & doors and uPVC windows alike.

London’s Victorian and Edwardian terraces were built with timber sash windows, and many still have them or their replacements. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in, in St Helier as anywhere.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

Different surfaces, different methods

Composite doors

Front doors take the weather head on, and the top and bottom corners tend to fail first. Those corners get the most care.

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

What affects the cost of window mastic

You will get a clear quote before we start. It takes into account:

  • The amount of work
  • Whether there’s mould to deal with
  • Any working-time requirements on site
  • Whether old sealant or filler has to be cut out

The cost reflects the work involved, not guesswork. That is why we ask a few questions first and agree the price before starting.

Asking for a quote

To help us quote quickly, let us know:

  • The address or postcode of the job
  • A few pictures by email, if you can
  • Whether it’s a home or a business
  • Any access issues, like height or stairs

It all starts with a short chat. Tell us what’s wrong, where it is and how much there is, and we will talk you through what we’d do. Whenever you are ready, ring 0345 464 0079 or send us an email.

What we do, step by step

When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before we start. Most jobs take anything from an hour or two to a full day, depending on how many frames there are. Many London jobs are in flats, so we come ready for stairs, narrow hallways and shared entrances. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. We check each frame and agree which ones need doing.
  2. The old mastic is cut out and the surfaces cleaned back.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Before we arrive

  • Plan for the work area to be out of bounds to pets and children
  • Where the joints are inside, avoid wetting them before we arrive
  • Clear items away from the joints we’re working on

Ask for a quote

There’s no standard price list, because every job is different. Instead, your job gets its own clear quote. To arrange one, phone 0345 464 0079 or drop us an email.

Advice

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Do not aim a pressure washer at the joints
  • Look round the frames every year or so
  • Wash the frames with mild soapy water
  • Ventilate rooms so frames do not stay wet inside

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Your questions about window mastic in St Helier

Is St Helier in your area for window mastic?

Yes. Our work covers London and the South East, and St Helier is part of that. You can call 0345 464 0079 or email us and let us know what needs doing.

Is parking an issue for window mastic in St Helier?

It can be, so it helps to tell us about permits, visitor bays or off-street space when you book. That way the visit can be planned around it.

What do you need from me for a quote?

The location, the problem and the rough size of the job. Photos by email help too.

Can you quote for more than one area?

Yes. Just list everything you need and we will quote it together.

How long will my window job take?

That depends on the number of frames, how they’re reached and the state of the old mastic. We will tell you how long your job needs when we quote.

Can new sealant go over the old?

No, because it fails. The old sealant always comes out first, so the new joint bonds to clean surfaces.

Do the sealants smell?

That depends on the sealant. Some products have a noticeable smell, others very little, and any smell fades as they cure.

Should I try DIY first?

It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

What window mastic looks like in St Helier

Historic houses like Nonsuch Mansion (about 2.6 miles south-west) are a reminder that the area around St Helier has older buildings as well as new. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window. The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Letting a property close to Sutton Common station? Then renewing tired window mastic between tenants heads off draught and damp complaints. For site and facilities teams at buildings such as Tweeddale Primary School, the mastic around its windows and doors needs looking after like any other building’s. As a London address, St Helier can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.

Why it’s worth doing now in St Helier

Resealing frames is a short job: it takes most of a day for a typical house, less for a few frames. Leave it until water is coming in and you may need plastering and decorating as well. In older London homes, water behind a failed joint soaks into brick and timber without much sign, and once it shows in St Helier, the repair is bigger than a sealant job.

Leaving a failed joint generally makes the job bigger, not smaller, as water and mould keep getting in. If you are not sure whether it needs doing, ring 0345 464 0079 or drop us an email for an honest opinion and a quote.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
