Window mastic in St Combs

DIY sealant or a professional job?

A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Window mastic in St Combs, done properly

If you can feel air around a shut window, the gap is often at the frame. A new joint stops the air getting through and quietens the whistle on windy days. If the draught is through the window seals instead, we’ll tell you. We work on patio & French doors, composite doors and uPVC windows, and people most often call us about gaps left after new windows were fitted and sealant in the wrong colour for the frame.

Older stone-built homes in Scotland often have sash and case or timber windows set in stone. Those suit a traditional sand mastic or a neutral-cure sealant, not an acetoxy silicone that can attack some stone.

Each job carries a 12-month guarantee, large or small.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

How it works

You do not need to clear the whole room or building, only the area right around the joints. Everything nearby is protected, and the work takes anything from an hour or two to a full day, depending on how many frames there are for a typical job. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Clear items away from the joints we’re working on
  • Mention any leaks or damp you’ve noticed
  • Mention any tricky access

St Combs: your questions answered

Will you come out to St Combs?

Yes, St Combs is covered. Our work covers the whole of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you do window mastic in St Combs?

Yes. We work across all of Scotland, and St Combs is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

Can I add another job to the visit?

Yes. Tell us about everything you’d like done and you will get one quote.

What do you need from me for a quote?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do the sealants smell?

Some sealants have a smell while they cure, which fades as it sets. Opening a window helps.

Can I do it myself?

That depends on the joint. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Just make sure your landlord agrees.

Is the new sealant paintable?

Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.

Do you need window mastic in St Combs?

Sun, frost and rain wear sealant out. UV light hardens the outside of the bead, until it loses its stretch and starts to crack.

These are the problems we are asked about most:

  • Gaps left after new windows were fitted
  • Mastic that is falling out in pieces
  • Gaps between the frame and the inside reveal
  • Cracked sealant at the sill ends

Around St Combs, as everywhere, window mastic is only as good as the preparation behind it.

Questions to ask before you book

  • The length of the guarantee
  • Whether you can choose the colour
  • Who does the work, and how experienced they are
  • How the joint is cleaned and prepared

How to choose a mastic man

Surface by surface

Timber windows & doors

Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. The paint or stain needs to be sound where the sealant meets it.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.

Aftercare tips

A little care helps the new joints last. Our advice:

  • Check the mastic once a year
  • Make sure the drainage slots are not blocked
  • Keep timber frames painted
  • Wipe condensation off the frames

Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.

Draughts get worse, not better. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

How we quote for window mastic

The quote reflects the job in front of us. We take into account:

  • How many rooms, windows or areas are involved
  • How much there is to do
  • The type of sealant required
  • Mould in or behind the old joints

Homes and businesses are quoted the same way: the amount of work, the access and the products needed, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What to tell us for a quote

To help us quote quickly, let us know:

  • Whether it’s a home or a business
  • Any access issues, like height or stairs
  • Whether it has been sealed before
  • Roughly how big the job is

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

Frames and glazing around St Combs

St Combs is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. That is hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

In the older streets around St Combs, frames set in older brick or stone need a sealant that suits the wall as well as the frame.
