Window mastic for Springfield homes and businesses

What the job involves on each surface

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. If we find rot, we’ll tell you before going ahead, as that’s a job for a joiner.

Window mastic in Springfield

Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that cannot move properly, so deep gaps get backing rod first. That way the new bead bonds to the frame and the wall only. We work on aluminium frames, window sills and uPVC windows, and people most often call us about leaking joints at the ends of sills and gaps left after new windows were fitted.

Mastic can only go onto a dry joint, so outside work in Springfield depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

The work is covered for a year after we finish. If anything is not right with it, send an email to info@mrmastic.co.uk.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Repaint timber before it’s bare
  • Ventilate rooms so frames do not stay wet inside
  • Clean frames with a soft cloth and soapy water
  • Avoid harsh chemicals near the mastic

Wipe the frames with soapy water when you clean the windows, and avoid solvent cleaners on the sealant.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so it pays to reseal before that happens.

Springfield: your questions answered

Do you work for landlords with property near Gretna Green station?

Yes, landlords and agents are among the people we work for. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear price.

Does living near the coast affect window mastic in Springfield?

Coastal homes put outside sealant through more weather than inland ones, so the choice of sealant and the preparation matter even more. It’s worth checking the walls that face the sea first.

Is it OK to seal over old sealant?

No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. We remove it all first.

Which products do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. We use products from Arbo and Everbuild.

What do you need from me for a quote?

A short description and the location, with photos by email if possible. If we need more, we’ll ask.

Are you an approved applicator?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.

Is there any odour?

It depends on the product. Some smell for a while, some hardly at all, and any smell fades as they cure.

Do you guarantee window mastic?

Yes. Each job is covered for 12 months, inside or out.

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

When it isn’t the sealant

Before booking, it’s worth knowing the limits too:

  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • Worn gaskets, brush seals or a door that has dropped
  • A sash or casement that won’t close properly

If in doubt, send an email to info@mrmastic.co.uk and we will say what we think.

Surfaces we seal

  • Timber windows & doors
  • uPVC windows
  • Window sills
  • Composite doors
  • Aluminium frames
  • Patio & French doors

Frames and glazing around Springfield

Springfield is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that.

For landlords with property near Gretna Green station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

How the visit works

Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Around Springfield, distance and access matter more than parking. Let us know how to find you and how to reach the joints.

  1. We start by checking each window and door with you.
  2. We remove the old mastic and clean the frame and the wall.
  3. Where gaps are deep, backing rod goes in first.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. Finally we tidy up and check each joint.

Getting ready for the visit

  • Mention any parking rules near the property
  • Let us know about stairs, lifts or work at height
  • For indoor joints, keep the area dry beforehand if you can

Why it’s worth doing now in Springfield

Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. Around Springfield, water from a failed joint in an older stone home can soak into timber and plaster, which is a far bigger job than the sealant.

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference.

What you get with us

  • White, clear, grey or another colour, product permitting
  • Anti-fungal silicone where joints get wet
  • We agree the colour with you first
  • 4.9 on Google from 180+ five-star reviews

When to call us in Springfield

Water runs down the glass onto the sill, so the sill ends and the joint below the frame are common leak points. Failed sealant there lets rain into the wall or behind the frame.

If you can see any of these, it’s time to have the joints looked at:

  • Mastic that has split away from the wall
  • Cold air getting in at the frame edge
  • Old mastic that has gone black or come away
  • Damp patches on the reveal after heavy rain

In the older streets around Old Church and Parish Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
