Regrouting near Springfield

Different surfaces, different methods

Wet rooms

Wet room grout and sealant need to be in good order. We renew both.

Kitchen splashbacks

We can regroute a splashback with the kitchen left in place. The joint along the worktop is resealed with silicone.

Regrouting in Springfield

We work across Springfield, regrouting bathrooms, showers and kitchens. Out comes the old grout, the joints are cleaned and new grout goes in, finished with new silicone at the edges. We’re often asked to deal with grout in corners that has cracked and grout that’s cracking and breaking up, on kitchen splashbacks, bathroom floors and wet rooms.

Bathrooms in smaller places like Springfield work just as hard as those in the cities. Limescale is less of a problem with Scotland’s generally soft water, but mould still takes hold in damp sealant and grout.

You get a 12-month guarantee, the same in Springfield as everywhere else we work.

Signs you need regrouting in Springfield

Movement behind the tiles cracks grout. Loose tiles, bouncy floors and timber walls can all do it, so we check the tiles before any work starts.

Common reasons people contact us are:

  • Grout washed out of a shower
  • Floor grout that has worn and darkened
  • Cracked grout along the bath or tray
  • A grout colour that no longer suits the room

For landlords with property near Gretna Green station, a regrout while the flat is empty is quicker than working around a tenant.

Questions to ask before booking

  • Who does the work, and how experienced they are
  • Which sealant they’ll use, and why
  • Whether you can choose the colour
  • What the quote includes, VAT included or not

What affects the cost of regrouting

There’s no set price list, because no two jobs are the same. The quote depends on:

  • Which sealant suits the joint
  • How many areas need sealing
  • The amount of work
  • Access and height

Combining jobs into one visit usually makes better use of the time than several visits. We’ll give you a clear quote for the lot.

What we need to know

The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:

  • What the problem is, such as mould, gaps, leaks or cracking
  • Where the job is, and your postcode
  • How we’d reach the joints
  • The type of property

For a quick quote, get us on the phone, or email us if that’s easier. Tell us about the joints that need doing and we’ll explain what’s involved and give you a clear price.

Springfield homes and their sealant

Springfield is close to the coast. Coastal homes, holiday lets and guest houses can see heavy bathroom use in busy months, and sealant and grout that work that hard wear out sooner. There are hotels and other places to stay in and around Springfield. As well as homes, we work in hotel bathrooms, where resealing and regrouting can be done room by room.

If you live in an older home near Old Church and Parish Church, bathrooms in older houses have often been refitted more than once, with sealant laid over sealant.

Springfield is in Dumfries and Galloway. Springfield gets the same service as everywhere we cover: old sealant removed completely, careful preparation and a 12-month guarantee. Springfield is one of 138 towns and villages in Dumfries and Galloway we cover for regrouting. You can also see our page for Edinburgh, roughly 65 miles from Springfield.

Aftercare tips

Joint life depends on how it’s used and looked after. We suggest:

  • Keep an eye on the silicone along the edges
  • Rinse the tiles after showering
  • Skip wire brushes and scourers
  • Wipe or squeegee the shower walls

Check the corner silicone now and then. It’s the part that moves, so the sealant there will need renewing in time, long before the grout does.

If grout in the shower is washing out, act soon. Each shower drives water into the open joints and it can end up in the wall or the ceiling below.

Common questions in Springfield

Do you take on hotel work around Springfield?

Yes. Hotel and guest-house work is part of what we do. Jobs can be programmed room by room, with out-of-hours working possible to arrange.

Do you cover smaller places like Springfield?

Yes, Springfield is covered. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

Is it messy?

Not at all. The area is protected while we work and cleaned up afterwards.

Could my grout be a different colour after regrouting?

Yes. It’s the ideal time to change it. Tell us the colour you’d like when you ask for a quote.

Will regrouting fix loose tiles?

Tiles that have come away need sorting first. We will point them out before any grout comes out.

Do the sealants smell?

That depends on the sealant. Some smell for a while, some hardly at all, and any smell fades as they cure.

Where do you work from?

We work from Crawley. We cover Springfield and the rest of Dumfries and Galloway, along with the rest of our area.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so the joint is cleaned back first.

DIY versus a professional finish

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Sealing over old silicone is the commonest DIY error. New silicone will not bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.

What we can’t put right

Some problems need a builder, plumber or other trade rather than us:

  • Damaged tiles that need replacing
  • Movement in a stud wall or floor
  • A leaking wet room membrane

Not sure which it is? You can send an email to info@mrmastic.co.uk and we will tell you honestly before you book.

What we seal

  • Tiled floors
  • Bathroom wall tiles
  • Kitchen splashbacks
  • Bathroom floors
  • Wet rooms
  • Shower walls

How the visit works

Before we leave, we go over the finished joints with you and explain the cure time. The visit itself generally takes a few hours, or longer for a fully tiled room, depending on how much there is to do. Outdoor work around Springfield depends on the weather, as sealant needs a dry surface, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. We check the tiles are sound and flag any that are loose or hollow.
  2. We rake out the old grout to an even depth, taking care of the tile edges.
  3. The joints are vacuumed and cleaned.
  4. Fresh grout goes into the joints and the tile faces are wiped clean.
  5. The corners and edges get new silicone, because grout there would crack.

Getting ready for the visit

  • Tell us if parking is tricky
  • Clear items away from the joints we are working on
  • Where the joints are inside, avoid wetting them before we arrive
