Window mastic near Soho

Window mastic in Soho: local notes

With historic houses such as Benjamin Franklin House (about 0.5 miles south-east) nearby, there’s older building stock in the area around Soho as well as newer homes. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. In London conversions and blocks, the lease decides who is responsible for the frames, so check that before you book.

If you let a flat or house near Tottenham Court Road station, renewing tired window mastic between tenants heads off draught and damp complaints. Soho is in London, so parking needs planning: tell us about permits, visitor bays or off-street space when you book. Homes close to St Anne's Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

About our window mastic in Soho

Around Soho we seal all kinds of frames: from uPVC casements to timber and aluminium, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on timber windows & doors, window sills and uPVC windows, and the jobs we see most are rushed sealant from a window installation and black, perished sealant on frames.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Either way, the mastic between frame and brickwork is what stops draughts and rain getting in.

FAQs for Soho

Do you work for landlords with property near Tottenham Court Road station?

Yes, we work for letting agents and landlords. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

Can parking be tricky for a visit in Soho?

London parking needs a little planning, so let us know about permits, bays or a driveway when you book. That way the visit can be planned around it.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you when we finish.

Can you reach windows above the ground floor?

Yes, where it’s safe. Higher or awkward frames may need extra access, and we’ll confirm what’s needed.

What do you put in the joint?

Products from Arbo and Everbuild, among others, picked for each joint. We explain the product when we quote.

Will resealing my frames help with draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.

Is there any odour?

Sometimes, a little. It fades as the sealant cures, and ventilation helps.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Clear any debris from frame drain holes
  • Air rooms to keep condensation down around windows
  • Wash the frames with mild soapy water
  • Avoid harsh chemicals near the mastic

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. Resealing closes it.

DIY sealant or a professional job?

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and getting the depth right matters as much as the look.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

How the job changes by surface

Composite doors

Front doors take the weather head on. We pay most attention there.

Window sills

Sills catch the water running down the glass, so the sill ends and the joint under the frame are vital. Each is cleaned out and resealed.

Honest limits

We’ll always be straight with you, so here’s what new sealant will not do:

  • Draughts through the window seals rather than the frame
  • Condensation trapped between the panes
  • Damp coming through the wall itself rather than the frame joint

If you are not sure, just call 0345 464 0079 or email us and we’ll give you a straight answer before booking.

What affects the cost of window mastic

The price is agreed before any work begins. It takes into account:

  • How much there is to do
  • Whether old sealant or filler has to be cut out
  • The number of rooms or windows
  • Any mould that needs treating

The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and send you a clear quote before we start.

Asking for a quote

When you call or email, it’s useful to know:

  • Photos by email, if that’s easy
  • The type of property
  • Where the job is, and your postcode
  • How we’d reach the joints

There’s no standard price list, as no two jobs are quite the same. Instead, your job gets its own clear quote. To get started, ring 0345 464 0079 or email us.

Work for landlords, hotels and businesses

Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.

We work for landlords and letting agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order.

The process

We keep the work tidy and contained to the joints we’re treating. The job usually takes a few hours for a few frames, or a day or more for a whole house. For a job in Soho, parking and access are the things to plan: let us know about parking, the floor we will be working on and any lift or shared entrance.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Getting ready for the visit

  • Mention any tricky access
  • Mention if the joints have been sealed before
  • Plan for the work area to be out of bounds to pets and children
