Window mastic for homes and businesses in Soake
If you can feel air around a shut window, the gap is often at the frame. Resealing that joint can make a room feel noticeably less draughty. Where the air is getting in through the window itself, we’ll say so. We’re often asked to deal with old mastic that has gone black or come away and a bead that doesn’t match the frame, across window sills, timber windows & doors and composite doors.
Mastic can only go onto a dry, clean joint, so window work in Soake is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
A 12-month guarantee comes as standard.

DIY sealant or a professional job?
If you’ve already had a go yourself, that is fine. We cut it out and start again.
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
What happens on the day
Most of a good job is in the preparation, so that is where we spend the time. Every joint is cleaned and dried before new material goes in. All told, the work takes a few hours for a handful of frames, longer for a whole house. Somewhere as small as Soake, access is often the only tricky part. For outside work, also let us know about exposed walls and any outbuildings involved.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.

Surface by surface
Composite doors
Front doors take the weather head on, and the top and bottom corners tend to fail first. We pay most attention there.
Aluminium frames
Aluminium moves with heat, and the frames are often slimmer than uPVC. A neat, narrow bead in a colour to match suits the frame.
What affects the quote in Soake
Jobs vary more than people expect. The main factors:
- The type of sealant required
- How many areas need sealing
- How much there is to do
- How easy the joints are to reach
No two jobs are quite the same, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we will explain the quote if you ask.
Asking for a quote
The more you tell us, the more accurate the quote. When you ask for a quote, tell us:
- How we’d reach the joints
- Any previous sealing or DIY work
- What the problem is, such as mould, gaps, leaks or cracking
- Where the job is, and your postcode
Asking for a quote is easy: let us know what needs doing and where. Photos by email help us understand the job, and we will come back to you with a quote.

Soake homes and the weather
The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
If you let a flat or house near Bedhampton station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you look after a building such as Denmead Junior School, the mastic around its windows and doors needs looking after like any other building’s.

How to look after the new joints
A little care helps the new joints last. Our advice:
- Air rooms to keep condensation down around windows
- Repaint timber before it’s bare
- Check the mastic once a year
- Make sure the drainage slots are not blocked
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Catching it early keeps the fix to a reseal.
Honest limits
New sealant cannot fix everything, and we will tell you before work begins. It won’t solve:
- Penetrating damp from a failed cavity tray or render
- Soft or decayed wood in the frame
- Faulty window hardware
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.
