How we handle window mastic in Singleton

From a single sill to a whole house of windows, the work is priced before anything is done. Just phone 0345 464 0079 or drop us an email and tell us how many frames there are and how they’re reached. If you have gaps left after new windows were fitted and leaking joints at the ends of sills, we can help, whatever the surface.

In a village or hamlet like Singleton, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, so the sealant has to be chosen to suit the building.

Whatever the size of the job, you get the same 12-month guarantee.

Mr Mastic applicator sealing the top of a white uPVC door frame on a red-brick house

Should I try it myself first?

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.

Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.

When it is not the sealant

To be straight with you, there are a few things sealant will not fix:

  • A frame that has rotted at the joint
  • Worn gaskets, brush seals or a door that has dropped
  • A sash or casement that will not close properly

If you are not sure, just phone 0345 464 0079 or email us and we’ll give you a straight answer.

Surfaces we seal

  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Patio & French doors
  • Composite doors
  • Aluminium frames

How to look after the new joints

A little care helps the new joints last. We recommend:

  • Keep paint and stain on wooden frames in good order
  • Clear any debris from frame drain holes
  • Avoid blasting the frames with a pressure washer
  • Don’t use solvent cleaners on the joint

Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.

Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.

What the job involves on each surface

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.

Composite doors

Draughts round the door leaf generally come from worn seals or adjustment, not the mastic. We will tell you if that’s what we find.

How we quote for window mastic

You’ll get a clear quote before we start. It’s based on:

  • The size of the job
  • How much old sealant there is and how hard it is to remove
  • When we can work, for business premises
  • The type of sealant required

Rather than a set price list, we look at what your job involves: how many joints, what’s in them now and how we reach them. You’ll know the price before we begin.

What we need to know

When you contact us, these details help:

  • If it’s domestic, commercial or a hotel
  • How we’d reach the joints
  • A few pictures by email, if you can
  • The problem you’ve noticed

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Common questions in Singleton

Do you cover smaller places like Singleton?

Yes, Singleton is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you cover Singleton for window mastic?

Yes, Singleton is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or drop us an email and let us know what needs doing.

Can I paint over the new sealant?

Not generally, if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

Does someone need to be in?

That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.

Is the work guaranteed?

Yes. Each job is covered for 12 months.

Can resealing stop a draught around my window?

Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.

Can tenants book the work?

Yes, though it’s best to check with your landlord first. Landlords are often happy for the work to be arranged.

What do you need from me for a quote?

The location, the problem and the rough size of the job. If you can, email a few photos.

Windows and doors in Singleton

London and the South East are among the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. Historic houses like West Dean House (about 1.2 miles west) are a reminder that the area around Singleton has older buildings as well as new. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.

In the older streets around The Parish Church of the Blessed Virgin Mary, the joint between an old wall and a newer frame is normally the first place rain gets in. If you look after a building such as Singleton CofE Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

How the visit works

On the day, we start by going over the job with you, so there are no surprises. We protect the surfaces around the joints before any work begins. The work usually takes a morning for a couple of windows and a door. For a village or hamlet like Singleton, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

How to prepare

  • Keep children and pets away from the work area
  • Tell us if parking is tricky
  • Where the joints are inside, avoid wetting them before we arrive
