Need window mastic in Queenzieburn?

Window mastic for homes and businesses in Queenzieburn

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty and quietens the whistle on windy days. Where the air is getting in through the window itself, we will say so. We’re often asked to deal with leaking joints at the ends of sills and draughts coming in around windows and doors, across patio & French doors, window sills and uPVC windows.

Outdoor sealant needs a dry surface, so window work around Queenzieburn is planned around the weather, and longer journeys are planned in advance. Let us know about access to every frame, including any upstairs.

The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we will sort it.

What happens on the day

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning for a couple of windows and a door. Outside jobs in Queenzieburn need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Work indoors is not affected.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. Every joint is tooled smooth and checked before we leave.

Advice

For landlords and businesses

Landlords and letting agents in Queenzieburn can book us as well as householders. Resealing between tenancies keeps a property looking cared for.

Letting agents often deal with us directly. Tell us the address, the job and how access works.

Should I try it myself first?

Some sealant jobs are within reach of a careful DIYer, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.

What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions.

Windows and doors in Queenzieburn

Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Rented homes near Croy station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What the job involves on each surface

Patio & French doors

Heavy door frames can move more than windows. The sealant must cope with it.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We will tell you if that is what we find.

How to look after the new joints

No joint lasts for ever, but care makes a real difference. A few tips:

  • Do not aim a pressure washer at the joints
  • Check the mastic once a year
  • Make sure the drainage slots aren’t blocked
  • Ventilate rooms so frames do not stay wet inside

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just send an email to info@mrmastic.co.uk.

Draughts get worse, not better. As old mastic keeps shrinking, the gap widens, and heat escapes around the frame. Resealing closes it.

What we are called out for in Queenzieburn

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. A sealant that can’t keep up eventually tears.

It’s worth asking for a quote if you see:

  • Cold air getting in at the frame edge
  • Water coming in at the bottom corners of a door
  • Mastic that is falling out in pieces
  • Cracked sealant at the sill ends

In and around Queenzieburn, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How we quote for window mastic

Every job gets its own quote. These are the things that affect it:

  • The old material and how stubborn it is
  • Access and height
  • How many rooms, windows or areas are involved
  • The type of sealant required

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.

What we need to know

To make quoting easier, please include:

  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved
  • Access, such as stairs, a lift or height
  • A few photos by email, if you can

Queenzieburn questions

I let a flat near Croy station. Can you help?

Yes. We work for landlords and agents as well as homeowners, and several properties can be quoted together. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we will give you a clear quote.

Do you cover Queenzieburn for window mastic?

Yes. Our work covers the whole of Scotland, and Queenzieburn is part of that. Just drop us a line at info@mrmastic.co.uk with a few details of the job.

What do you put in the joint?

The product depends on the job: sanitary silicone where it gets wet, and sealants suited to movement or weather elsewhere. Brands we use include Arbo and Everbuild.

How long before the joint can be used?

Cure times vary by product and the conditions. We tell you how long to leave it before we go.

Do you seal inside as well as outside?

Yes. Plenty of draughts come through the inside joint as well as the outside, so sealing both is often worthwhile.

How long will my window job take?

That depends on the number of frames, how they’re reached and the state of the old mastic. We will tell you how long your job needs when we quote.

Where is Mr Mastic based?

We work from Crawley. Our applicators cover Queenzieburn, along with the rest of our area.

Can resealing stop a draught around my window?

If the draught is coming in around the frame, yes. If it’s coming through the window seals, we’ll tell you.
