Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so we use a flexible, low-modulus sealant. White is the usual colour, with brown, anthracite grey and black for coloured frames.
Window mastic in Putney Vale
Frames and walls don’t move together. Heat and cold make frames grow and shrink against brick or render that hardly moves. So the sealant has to stretch and recover, which is why we use a low-modulus product. We work on composite doors, patio & French doors and timber windows & doors, and people most often call us about gaps between the frame and the inside reveal and water coming in at the bottom corners of a door.
London homes have every kind of window, from timber sashes in period terraces to aluminium and uPVC in newer blocks. The mastic around them dries out and cracks with age, letting in draughts and water.
The work is guaranteed for twelve months. If there’s a problem with our work within the year, let us know and we’ll sort it.

What we are called out for in Putney Vale
Frames are never completely still. Sun on a frame makes it expand, and it contracts again overnight, while the masonry beside it stays put. If the sealant can’t stretch, it splits.
Keep an eye out for these signs:
- Gaps where the sill meets the wall
- Gaps between the frame and the inside reveal
- Mastic that has split away from the wall
- Cold air getting in at the frame edge
Rented homes near Raynes Park station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
Questions to ask before you book
- Whether they’re fully insured

- How hidden problems are handled
- Whether they seal over old material or remove it
What sealant work can’t fix
To be straight with you, some problems need a different trade:
- Rotten timber, which needs a joiner first
- Broken hinges, locks or handles
- Misting between the panes of a double-glazed unit (that needs a new unit)
If in doubt, phone 0345 464 0079 or email us and we will say what we think before you book.

Aftercare tips
Simple care keeps the joints in good condition. Our advice:
- Keep jet washers away from the mastic
- Paint up to the joint, not over it
- Look round the frames every year or so
- Make sure the drainage slots aren’t blocked
Try not to touch the new joint while it cures, following the cure time we give you. Do not point a pressure washer at the joints.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.
Putney Vale: your questions answered
I let a flat near Raynes Park station. Can you help?
Yes, landlords and agents are among the people we work for, and several properties can go on one quote. Just phone 0345 464 0079 or drop us an email with the address and what needs doing, and we’ll send you a clear quote.
Is Putney Vale in your area for window mastic?
Yes, Putney Vale is within the area we cover. We work across London and the South East. You can call 0345 464 0079 or email us and let us know what needs doing.
Do you seal inside as well as outside?
Yes, we do both. Indoors, we seal between the frame and the plaster or reveal.
What should I tell you?
Where the job is, what the problem is and roughly how big it is. If you can, email a few pictures.
Can I do it myself?
It depends on the job. High-level, external movement and fire-rated joints are professional jobs, while a short indoor joint may be within reach.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we’re part of it.
What does window mastic cost?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You will get a clear quote before work begins.
Do you do commercial work?
Yes, regularly. We can plan bigger jobs in stages.
For landlords and businesses
Businesses can book us for washrooms, kitchens, offices and more. For commercial premises, we can talk through working times when we quote.
Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. Several properties can be quoted together.

What we do, step by step
Once we are on site, we check the joints match what you told us. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. In Putney Vale, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- Frame and wall are cleaned and must be dry before sealing.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.

Advice
Should I try it myself first?
If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
Windows and doors in Putney Vale
The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. With historic houses such as Southside House (about 1.5 miles south-east) nearby, there’s older building stock in the area around Putney Vale as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic.
In the older streets around St John the Baptist, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. For site and facilities teams at buildings such as Hall School Wimbledon, its window and door frames need their mastic kept sound, just like a home’s.
