Window mastic in Preston Crowmarsh

What the job involves on each surface

Patio & French doors

Not every patio door leak is a mastic problem: worn seals, blocked drainage slots or a poor threshold detail can be the cause. We check before we reseal.

Composite doors

An exposed front door gets wind-driven rain. We pay most attention there.

Window mastic in Preston Crowmarsh, done properly

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are ARBOMaster approved and fully insured, and we give a 12-month guarantee on the work. If you are dealing with hard, cracked sealant around windows and sealant in the wrong colour for the frame, we can put it right, on aluminium frames, timber windows & doors and patio & French doors alike.

Around Preston Crowmarsh, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

Our work is backed for twelve months, in Preston Crowmarsh and everywhere else we cover.

When something else is needed

We will always be straight with you, so here’s what new sealant won’t do:

  • Draughts through the window seals rather than the frame
  • A sash or casement that won’t close properly
  • Soft or decayed wood in the frame

Not sure which it is? You can call 0345 464 0079 or drop us an email and we will tell you honestly before you book.

Surfaces we seal

  • Window sills
  • Timber windows & doors
  • Composite doors
  • Aluminium frames
  • Patio & French doors
  • uPVC windows

Keeping the joints in good condition

Looking after new joints is easy:

  • Air rooms to keep condensation down around windows
  • Clear any debris from frame drain holes
  • Look round the frames every year or so
  • Keep paint off silicone joints

On timber frames, keep the paintwork in good order, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.

On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

How it works

Most of a good job is in the preparation, and we do not rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes anything from an hour or two to a full day, depending on how many frames there are. In a small place like Preston Crowmarsh, access is normally the main thing to plan. If the job is outside, mention outbuildings, exposed walls and how to reach them.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Preparing for the visit

  • Tell us about access, such as stairs, a lift or high-level joints
  • Mention any parking rules near the property
  • Move anything stored near the joints

Windows and doors in Preston Crowmarsh

Rainfall in the South East is lower than in much of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day. Historic houses like Brightwell Manor (about 2.4 miles west) are a reminder that the area around Preston Crowmarsh has older buildings as well as new. In older buildings, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic.

In the older streets around Church of St Helen, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you look after a building such as Benson Church of England Primary School, its window and door frames need their mastic kept sound, just like a home’s. Letting a property close to Cholsey station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Questions from Preston Crowmarsh

Is Preston Crowmarsh in your area for window mastic?

Yes, Preston Crowmarsh is within the area we cover. Our work covers London and the South East. You can phone 0345 464 0079 or email us and let us know what needs doing, and we will give you a clear price.

I let a flat near Cholsey station. Can you help?

Yes, we work for landlords and letting agents. Just ring 0345 464 0079 or email us and tell us about the property, and we will send you a clear quote.

Can you work on commercial sites?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Can resealing stop a draught around my window?

Yes, where the draught is at the frame edge. We find where the air is coming from before we reseal.

What does window mastic cost?

It depends on the job, so we quote each one individually. To get one, call 0345 464 0079 or email us with a short description of the job.

What sealant do you use?

It depends on the joint: anti-fungal sanitary silicone in wet areas, and other sealants where joints move or face the weather. Brands we use include Arbo and Everbuild.

Do you hold any approvals?

Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.

Do the sealants smell?

Sometimes, a little. Any smell clears as the sealant cures, and ventilation helps.

How we quote for window mastic

You will get a clear quote before any work starts. It’s based on:

  • When we can work, for business premises
  • Access and height
  • Whether there’s mould to deal with
  • How many areas need sealing

No two jobs are quite the same, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all play a part.

What to tell us for a quote

Photos help, but a description is a good start. Try to tell us:

  • Where the property is
  • What the problem is, such as mould, gaps, leaks or cracking
  • Roughly how big the job is
  • Whether it has been sealed before

For window mastic in Preston Crowmarsh, call 0345 464 0079 or drop us an email. Tell us what the problem is and where, and we’ll agree the price before any work begins.

What happens if it’s left?

Failed mastic is not a reason to replace sound windows. Where the frames are sound, new mastic usually deals with draughts and leaks at the edges. If we find failed glass units or worn seals, we will tell you. Around Preston Crowmarsh, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

Homes and businesses are quoted the same way: how much there is to do, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will explain what it covers.

DIY versus a professional finish

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it does not work out, we can still put it right.
