Window & door mastic in Wallingford, Oxfordshire
Our applicators work in Wallingford on mastic around window and door frames, sills and patio doors. Old material cut out, joints cleaned and sealed neatly and every job guaranteed for a year.

Window mastic in Wallingford, done properly
The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. The old mastic is removed and the joint resealed with a flexible exterior sealant. Typical jobs include old mastic that has gone black or come away and untidy mastic left by window fitters, across patio & French doors, uPVC windows and window sills.
Homes around Wallingford range from older properties to newer houses, and their windows range just as widely. The right sealant depends on the frame and on what it sits in.
Every job is covered by our 12-month guarantee.

What we do, step by step
We keep the work tidy and contained to the joints we are treating, so you can carry on as normal. The job normally takes most of a day for a typical house, less for a few frames. Parking around Wallingford is normally easier than in a town centre, but mention any lanes, gates or long drives. For outside work, side access and the height of the joints help us plan.
- We check each frame and agree which ones need doing.
- Next the failed sealant is cut away and the joint cleaned.
- Deep gaps are filled with backing rod to set the depth.
- We apply a weatherproof sealant to match the frame and tool it neatly.
- We clear up and check every joint is fully closed.
Getting ready for the visit
- Clear the area around the work
- Mention any sign-in or site rules at work premises
- Where the joints are inside, avoid wetting them before we arrive

Frames and glazing around Wallingford
With historic houses such as Brightwell Manor (about 1.7 miles north-west) nearby, there’s older building stock in the area around Wallingford as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that is traditional sand mastic. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.
In the older streets around St Mary-le-More, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall. Schools such as Fir Tree Junior School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s.

Why it’s worth doing now in Wallingford
Choosing the product is half the job. Decorators’ caulk and bathroom silicone aren’t designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In an older home around Wallingford, damp from a failed joint can get into timber and plaster, and that is a much bigger job than renewing the sealant.
Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs. Call for a quick quote and we’ll go through it with you.
Why us?
- Old sealant always removed completely
- A sealant colour to suit the surroundings
- Tidy, careful work
- White, clear, grey or another colour, product permitting

Aftercare tips
Once the sealant has cured, a few habits help it last:
- Don’t use solvent cleaners on the joint
- Don’t paint over the silicone
- Clean frames with a soft cloth and soapy water
- Wipe condensation off the frames
Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.
Water gets in quietly when mastic fails. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
Wallingford questions
Do you cover smaller places like Wallingford?
Yes, smaller places are covered as well as towns. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
I let a flat near Cholsey station. Can you help?
Yes, we work for letting agents and landlords. Just call 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear quote.
Can new window sealant be painted?
Silicone generally will not take paint. If you plan to paint, tell us first and we can use a paintable sealant where it suits the joint.
Will new mastic stop draughts?
It will if the frame joint is the problem. We find where the air is coming from before we reseal.
Where do you work from?
Our base is in Crawley, West Sussex, and we work across South East England, London and Scotland.
Can you seal over the old sealant?
No, it won’t last. It can look neat for a few weeks, but the new bead soon lifts. The old sealant has to come out completely.
Can you do upstairs windows?
Yes, where they can be reached safely. Let us know about access when you ask for a quote so we can plan the job.
Do the sealants smell?
There can be a smell while the sealant cures. Ventilation helps.
What sealant work can’t fix
New sealant cannot fix everything, and we’d rather say so up front. It won’t solve:
- Draughts through the window seals rather than the frame
- Penetrating damp from a failed cavity tray or render
- Misting between the panes of a double-glazed unit (that needs a new unit)
Not sure which it is? You can ring 0345 464 0079 or drop us an email and we’ll tell you honestly before you book.
What we seal
- Aluminium frames
- Timber windows & doors
- Composite doors

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.
What we are called out for in Wallingford
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.
Keep an eye out for these signs:
- Gaps where the sill meets the wall
- Whistling draughts around closed windows
- Sealant in the wrong colour for the frame
- Draughty joints inside around the window
Rented homes near Cholsey station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

What else we do in Wallingford
Surface by surface
Timber windows & doors
Wood swells when it’s wet and shrinks when it dries, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.
