About our window mastic in Powmill
A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. We’re often asked to deal with rain getting in at the frame or under the sill and mastic that’s falling out in pieces, across uPVC windows, aluminium frames and window sills.
In and around a place like Powmill, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain.
You are covered for a year from the day we finish. If anything isn’t right with it, drop us a line at info@mrmastic.co.uk.

Common questions in Powmill
Do you cover Powmill for window mastic?
Yes, Powmill is within the area we cover. Our work covers the whole of Scotland. You can send an email to info@mrmastic.co.uk and let us know what needs doing.
Will you come out to Powmill?
Yes. Powmill is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland. Just mention lanes, gates or anything else about the route when you book.
What information do you need?
Only a few details: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.
Where do you work from?
We’re a Crawley-based firm, with over 20 years’ experience. Our area covers South East England, London and Scotland.
Do you take out the old sealant first?
Yes, every time. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.
How long should I leave it?
Different products cure at different speeds, so please follow the time we give you.
Do I need to be at home?
We need access to the joints, so we will agree that with you when we book. Indoors, that usually means someone at home.
Can you seal over the old sealant?
No. Fresh sealant doesn’t stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Window mastic in Powmill: local notes
Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.
Whether the job is in Powmill itself or nearby, the right material for each joint matters as much as a neat finish.

Common problems we fix in Powmill
A lot of older mastic was never designed to stay flexible. Once it’s rigid, every bit of frame movement pulls at it, and a gap opens along one edge.
Most people get in touch after spotting something like this:
- Damp patches on the reveal after heavy rain
- White mastic on grey or black frames
- Mastic that has split away from the wall
- Draughty joints inside around the window
Around Powmill, as everywhere, window mastic is only as good as the preparation behind it.

What we can’t put right
It helps to know what we can’t do too:
- Damp coming through the wall itself rather than the frame joint
- Faulty window hardware
- A frame that has rotted at the joint
If you are not sure, just send an email to info@mrmastic.co.uk and we’ll give you a straight answer.

For landlords and businesses
Mouldy or split sealant often shows up at the end of a tenancy. Several properties can go on one quote.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we’ll quote.
What we do, step by step
When we arrive, we look over the joints with you first. Surfaces next to the work are protected before any work starts. Most jobs take a few hours for a few frames, or a day or more for a whole house. Around Powmill, distance and access matter more than parking. Tell us how to find the property and how to reach the work, and the visit is planned around that.
- We start by checking each window and door with you.
- The old mastic is cut out and the surfaces cleaned back.
- We fit backing rod in deep gaps so the sealant is the right depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- Finally we tidy up and check each joint.
Preparing for the visit
- Keep pets and children clear of the area while we work
- For indoor joints, keep the area dry beforehand if you can
- Mention any tricky access

Related advice
Looking after it afterwards
Good habits help new joints last longer. A few tips:
- Do not paint over the silicone
- Repaint timber before it’s bare
- Keep jet washers away from the mastic
- Keep solvents and bleach off the sealant
Keep the new mastic undisturbed while it cures, for as long as we advise. Do not point a pressure washer at the joints.
Water trapped behind a failed joint can start rot in timber frames and sills. Once wood has rotted, it needs repair before it can be sealed, so early resealing is worth it.

What the job involves on each surface
Window sills
Stone and concrete sills have their own joints, and the joint under the frame can let rain run behind. We seal those with a sealant suited to masonry.
Timber windows & doors
Timber moves with moisture as well as heat, so the joint must stay flexible. We seal onto sound, dry paintwork or timber.
Should I try it myself first?
The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. Everything old must be removed first.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
