Need floor joint sealing in Powmill?

Floor joint sealing around Powmill

Across Clackmannanshire, floors range from older suspended timber floors to concrete slabs in newer homes and commercial units, and each moves in its own way. That’s why the skirting and threshold joints need a flexible seal. Timber frame is common in newer Scottish homes, and as the frame dries and settles, skirting and sealant joints can open up.

In and around Powmill, as anywhere, good floor joint sealing starts with a clean, dry, properly prepared joint. For jobs in and around Powmill, choosing the right material for each joint is as important as a tidy finish.

Floor joint sealing in Powmill

A threshold joint has to cope with feet, movement and sometimes water. We use a flexible product that suits both floors in a colour to suit. If you have gaps opening between the floor and skirting and grout cracking in a straight line across a floor, we can put it right, whatever the surface.

For a place like Powmill, the journey and access are planned in advance. Outdoor plot mastic needs dry weather, but indoor floor and skirting joints can be sealed whatever the forecast.

There’s a 12-month guarantee on every job, large or small.

What we can’t put right

It helps to know what we cannot do:

  • Loose, hollow or cracked tiles, which need a tiler
  • Failed waterproofing under a wet room floor
  • Cracked or broken concrete slabs

If you are not sure, just drop us a line at info@mrmastic.co.uk and we will give you a straight answer before you book.

What we seal

  • Tiled floors
  • Concrete floor joints
  • Commercial floors
  • Wet room & bathroom floors
  • Skirting boards
  • Thresholds

Can I do it myself?

The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.

How the job changes by surface

Wet room and bathroom floors

Floor joints in bathrooms take water every day. We seal them with anti-fungal sanitary silicone that keeps water out.

Commercial floors

Floor joint work in businesses can be planned around your hours. We can arrange out-of-hours work.

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Don’t paint over silicone
  • Look at floor joints each spring
  • Keep caulk for dry, still joints only
  • Mark off resealed joints in warehouses

Avoid flooding the floor when you clean. Keeping the edges drier helps the sealant last longer.

A tiled floor that cracks along a line will keep cracking until it can move. Adding a movement joint early can stop cracks spreading to the tiles.

What we do, step by step

Once we are on site, we compare the joints with what we discussed. If anything is different, we explain it before carrying on. Most jobs then take a morning or an afternoon for most homes. Outside jobs in Powmill need a dry day, because sealant will not bond to a wet joint, so external jobs may need to move if the day turns wet. Indoor work goes ahead whatever the weather.

  1. First we check the joint and the floor and agree which sealant suits it.
  2. We take out any old caulk, sealant or grout along the line.
  3. We clean and vacuum the joint and fit backing where the depth needs setting.
  4. The sealant goes in, chosen for the floor and coloured to suit it.
  5. We tool the joint neatly and tell you when it can be walked on and cleaned.

Preparing for the visit

  • Let us know if you’ve seen damp or leaks
  • Mention any tricky access

Why it’s worth doing now in Powmill

Dirt builds up in open joints, and they look untidy. A neat sealed joint is easier to clean and look tidier. In an older home around Powmill, damp from a failed joint can get into timber and plaster.

Your questions about floor joint sealing in Powmill

Is floor joint sealing in Powmill guaranteed?

Every job comes with our one-year guarantee, wherever it is. We are also fully insured and ARBOMaster approved.

Will you come out to Powmill?

Yes, Powmill is covered. Our work covers the whole of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What do you put in the joint?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we will explain our choice.

Can you match the sealant colour?

We’ll suggest a colour to suit the surroundings. The choice depends on the product the joint needs.

Do I have to be there?

If the work is inside, we need someone to let us in. Once we have agreed the job, you don’t need to watch us work.

Why has a gap opened under my skirting?

It’s normally the floor moving: heating drying the timber, or a filler that’s too rigid. A flexible sealant stays closed as the floor moves.

I’m a tenant. Can you help?

We can work for tenants, landlords or agents. Get your landlord’s agreement first.

What does floor joint sealing cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before work begins.

What affects the cost of floor joint sealing

The price is agreed before any work begins. It’s based on:

  • How much old sealant there is and how hard it is to remove
  • Working hours on commercial sites
  • Any mould that needs treating
  • The size of the job

No two jobs are quite the same, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Helping us quote

You do not need to know the technical terms. Just tell us:

  • Photos by email, if that is easy
  • If someone has resealed it before
  • The problem you’ve noticed
  • Access, such as stairs, a lift or height

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. You will have a clear quote before any work starts.
