Window mastic in Blairingone, done properly

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you have draughty joints inside around the window and old mastic that has gone black or come away, we can help.

Across smaller places in Scotland, homes range from stone and harled cottages to newer houses, many standing in the open. Exposed frames and sills take the full force of wind-driven rain.

Every job comes with a 12-month guarantee, wherever you are in Clackmannanshire.

How the job changes by surface

Patio & French doors

The joints around patio doors run a long way, top, sides and threshold. Most leaks start at the bottom corners, so we pay close attention there.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

What we do, step by step

We keep the work tidy and contained to the area we are working on. The job usually takes a few hours for a handful of frames, longer for a whole house, and we tell you how long to leave it before we go. In smaller Scottish places, parking is usually less of an issue than access and distance. Let us know how to find you and how to reach the joints, and the visit is planned around that.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing, and primed where the sealant calls for it.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. The joint is shaped to shed water and the area tidied.

Advice

DIY sealant or a professional job?

What a professional job adds is preparation and the right product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

What window mastic looks like in Blairingone

Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

In the older streets around Blairingone Parish Church, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Quotes for window mastic in Blairingone

We don’t publish a price list, because no two jobs are the same. The quote depends on:

  • How many rooms, windows or areas are involved
  • The amount of work
  • Any working-time requirements on site
  • Whether the work is at height

Commercial jobs are quoted on the same basis as homes: the amount of work, how we reach it and what it needs, along with when we can work on site. Ask us for a quote and we’ll explain what it covers.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Any access issues, like height or stairs
  • What’s wrong with the joints now
  • How many joints, rooms or windows are involved
  • Where the job is, and your postcode

For a quote, email us at info@mrmastic.co.uk with the location and a short description of the problem. We’ll send you a clear quote before any work starts.

What we cannot put right

We’d rather tell you now than do work that will not last, so these are the limits:

  • Damp problems in the wall away from the window
  • Draughts through the window seals rather than the frame
  • A sash or casement that will not close properly

If in doubt, email us at info@mrmastic.co.uk and we’ll say what we think.

Aftercare tips

Looking after new joints is easy:

  • Keep paint and stain on wooden frames in good order
  • Use gentle cleaners on frames and sealant
  • Ventilate rooms so frames do not stay wet inside
  • Look round the frames every year or so

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.

What we’re called out for in Blairingone

Older frames were often sealed with products that set hard. Once it’s rigid, every bit of frame movement pulls at it, leaving a hairline gap down one side.

These are the problems we are asked about most:

  • Cracked sealant at the sill ends
  • Draughty joints inside around the window
  • Whistling draughts around closed windows
  • A bead that doesn’t match the frame

Around Blairingone, as everywhere, window mastic is only as good as the preparation behind it.
