Leave it or put it right?
Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. Out of town in Scotland, exposed walls take a lot of weather, and once water gets behind a failed joint, damp in stone or harled walls is slow to dry out.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we will explain the quote if you ask.

Window mastic in Melness
Behind a thin line of old mastic there’s sometimes a deep void. Packing it solid with sealant gives a joint that can’t flex, so we fit backing rod to set the right depth. That way the new bead bonds to the frame and the wall only. We work on uPVC windows, patio & French doors and window sills, and common reasons people get in touch are hard, cracked sealant around windows and old mastic that has gone black or come away.
Mastic can only go onto a dry joint, so outside work in Melness depends on the weather. Tell us about access to all the windows and doors, upstairs included.
You’re covered for a year from the day we finish. If there’s a problem with it, please send an email to info@mrmastic.co.uk.

What happens on the day
You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the job takes anything from an hour or two to a full day, depending on how many frames there are in most cases. For a place like Melness, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Let us know about earlier repairs to the joints
- Tell us about access, such as stairs, a lift or high-level joints
- Where the joints are inside, avoid wetting them before we arrive
How to get a quote

Advice
Frames and glazing around Melness
Melness is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The west of Scotland is wetter than the east, which means the mastic around window and door frames has to cope with a lot of rain.
For jobs in and around Melness, choosing the right material for each joint is as important as a tidy finish. Around Melness, as everywhere, window mastic is only as good as the preparation behind it.

Keeping the joints in good condition
How long the joints last depends on use and care. We suggest:
- Don’t paint over the silicone
- Repaint timber before it’s bare
- Don’t use solvent cleaners on the joint
- Make sure the drainage slots aren’t blocked
Most silicone sealants won’t take paint, so if you’re planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.
A failed joint lets water into the wall a little at a time. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.

If you manage several properties in or around Melness, several properties can be quoted together. Send us the addresses and the work at each.
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Keeping joints in good order is simple maintenance that we can handle for you.
What we can’t put right
To be straight with you, there are a few things sealant will not fix:
- A frame that has rotted at the joint
- Draughts through the window seals rather than the frame
- Damp coming through the wall itself rather than the frame joint
Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly.
What we seal
- Composite doors
- Patio & French doors
- Window sills
- Aluminium frames
- Timber windows & doors
- uPVC windows
Surface by surface
uPVC windows
Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. We match white, brown, anthracite grey and black frames.
Composite doors
Composite doors are normally hung in an uPVC-type frame, so its perimeter joint is sealed much like a window. The bead is colour-matched to the frame.
Should I try it myself first?
The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
