Window mastic for Laurieston homes and businesses

How we handle window mastic in Laurieston

Over two decades of sealing frames has taught us which products suit which walls. We are ARBOMaster approved and fully insured, and every job is covered by a 12-month guarantee. Typical jobs include cracked or shrunken mastic around the frame and gaps left after new windows were fitted, on timber windows & doors, uPVC windows and aluminium frames.

Tenement flats in Scotland’s cities often have windows high above the street, where failing mastic is easy to miss. For a flat in Laurieston, access is the first thing to plan, and in a tenement the outside of the building may be a shared repair.

Every job comes with a 12-month guarantee, wherever you are in Glasgow.

For landlords and businesses

We work for landlords and agents as well as homeowners. Sealant work between tenants keeps a property looking cared for before the next move-in.

We also work for businesses, from offices to washrooms and kitchens. On commercial sites, working times can be discussed when we quote.

What we can’t put right

Before you book, it’s worth knowing the limits:

  • Broken hinges, locks or handles
  • Damp coming through the wall itself rather than the frame joint
  • Condensation trapped between the panes

If you’re not sure, just drop us a line at info@mrmastic.co.uk and we’ll give you a straight answer before booking.

Surfaces we seal

  • Aluminium frames
  • Timber windows & doors
  • Composite doors
  • uPVC windows

Laurieston homes and the weather

Historic houses like Provand's Lordship (about 1.2 miles north-east) are a reminder that the area around Laurieston has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window. Many older homes in Scotland have sash and case windows, often pointed into the wall with traditional sand mastic.

Rented homes near Glasgow Central station change hands often, and cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

Different surfaces, different methods

Aluminium frames

Aluminium needs a sealant that bonds to coated metal and we avoid acetoxy silicones, which can react with some metals. We use a neutral-cure product.

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Laurieston questions

How is work on the outside of a tenement in Laurieston usually arranged?

Most tenements arrange shared repairs through the owners or a property factor. The Tenements (Scotland) Act 2004 sets the rules for common parts if the deeds don’t, and we can quote for the factor or the owners directly.

Can you help a landlord with a rental near Glasgow Central station?

Yes, landlords and agents are among the people we work for. You can drop us a line at info@mrmastic.co.uk with the details for a clear quote.

Do you have insurance?

Yes. We are fully insured, and we can confirm the details when we quote.

Do I need to be at home?

Access is agreed with you when the job is booked. For inside work, that normally means someone being in.

Can you quote for more than one area?

Yes, and it often makes sense. Combining jobs makes good use of the visit, so mention them when you ask for a quote.

Where are you based?

Mr Mastic is based in Crawley. We cover Laurieston and the rest of Glasgow.

What information do you need?

Only a few details: where it is, what you’ve noticed and how we reach it. Then drop us a line at info@mrmastic.co.uk.

Can you seal over the old sealant?

No. The old sealant always comes out first.

Signs you need window mastic in Laurieston

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar never bonded as it should, and it lets go sooner than it should.

The problems people normally mention when they call are:

  • Mastic that is falling out in pieces
  • A bead that does not match the frame
  • Rushed sealant from a window installation
  • Draughty joints inside around the window

Historic houses such as Provand's Lordship, about 1.2 miles north-east, show how far back building around Laurieston goes, and older homes nearby need a sealant that suits their walls.

Before booking anyone

  • Whether all the old sealant comes out first
  • How the surfaces are prepared before sealing
  • What product goes in the joint
  • How long to leave it before use

How to choose a mastic man

How the visit works

Good joint work is mostly preparation, and we don’t rush it. Joints are cleaned back and dried before anything new goes in. All told, the work takes a morning for a couple of windows and a door. Inside a flat in Laurieston, the job is planned with you; outside, shared parts may need the factor or other owners involved. Tell us which applies when you book.

  1. First, we go round the frames with you and agree the list.
  2. We remove the old mastic and clean the frame edge and wall.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • For business premises, tell us about site rules or sign-in
  • For indoor joints, keep the area dry beforehand if you can
  • Let us know about stairs, lifts or work at height

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Don’t paint over the silicone
  • Wipe condensation off the frames
  • Check the mastic once a year
  • Clean frames with a soft cloth and soapy water

Have a look at the joints once a year, ideally after winter. Cracks and lifting edges are easy to spot early.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. A new joint closes it up.

DIY versus a professional finish

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and getting the depth right matters as much as the look.
