Different surfaces, different methods

Composite doors

A composite door normally sits in a plastic outer frame, and the joint around it is sealed like a window. The bead is colour-matched to the frame.

Timber windows & doors

On period timber windows, traditional sand mastic is sometimes the better choice. We will tell you which suits your home.

Window mastic in Langrish

Homes in Langrish have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on patio & French doors, timber windows & doors and uPVC windows, and common reasons people get in touch are cracked internal joints between frame and plaster and mastic that has split away from the wall.

In a village or hamlet like Langrish, older cottages and farmhouses often have timber windows set in stone or brick. Not every older frame suits a modern silicone bead, so the sealant has to be chosen to suit the building.

All our work comes with a 12-month guarantee.

What we do, step by step

At the end, we look at the finished work together. The visit itself normally takes most of a day for a typical house, less for a few frames, depending on the size of the job. Somewhere like Langrish needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. Old, cracked mastic is removed completely, along with any loose debris.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Mention any parking rules near the property
  • Keep pets and children clear of the area while we work
  • Let us know about earlier repairs to the joints

What we can’t put right

Before you book, it’s worth knowing the limits too:

  • Rotten timber, which needs a joiner first
  • Damp coming through the wall itself rather than the frame joint
  • Draughts through the window seals rather than the frame

Not sure which it is? You can phone 0345 464 0079 or drop us an email and we will tell you honestly before booking.

Surfaces we seal

  • Timber windows & doors
  • Window sills
  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames

Should I try it myself first?

Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and does not move well, and the joint depth matters as much as the finish.

How to look after the new joints

Good habits help new joints last longer. Our tips:

  • Check the mastic once a year
  • Ventilate rooms so frames don’t stay wet inside
  • Clean frames with a soft cloth and soapy water
  • Don’t aim a pressure washer at the joints

Have a look at the joints once a year, ideally after winter. Small splits are simple to catch before they leak, and if anything looks wrong, just ring 0345 464 0079 or drop us an email.

A small gap around a frame only grows. As old mastic keeps shrinking, the gap widens, and a cold room gets colder. A new joint closes it up.

Your questions about window mastic in Langrish

I let a flat near Petersfield station. Can you help?

Yes, rental work is part of what we do. Just ring 0345 464 0079 or drop us an email and tell us about the property, and we’ll give you a clear quote.

Do you cover smaller places like Langrish?

Yes, Langrish is covered. Our work covers London and the South East, and smaller places are part of that. Longer journeys are simply planned in advance.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Where are you based?

Our base is in Crawley, West Sussex, and we cover South East England, London and all of Scotland.

Can you seal over the old sealant?

No, it will not last. It may look fine at first, but the new layer lifts away from the old one. The old sealant has to come out completely.

What does window mastic cost?

We do not publish prices, because the cost depends on the job: its size, the old material, access and the product needed. You will get a clear quote before any work starts.

Do you seal inside as well as outside?

Yes. Indoors, we seal between the frame and the plaster or reveal.

Are you fully insured?

Yes, we are fully insured for domestic and commercial work.

Langrish homes and the weather

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you let a flat or house near Petersfield station, renewing tired window mastic between tenants heads off draught and damp complaints. In the older streets around Church of St John the Evangelist, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

What we are called out for in Langrish

Mastic ages in the weather. Sunlight dries the surface out, and over the years it loses its give, cracks and comes away.

Signs it’s time to call us include:

  • Damp patches on the reveal after heavy rain
  • Cracked or shrunken mastic around the frame
  • Old mastic that has gone black or come away
  • Gaps between the frame and the inside reveal

Schools such as Langrish Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages.

What to look for in a quote

  • How long to leave it before use
  • What insurance they hold
  • Whether all the old sealant comes out first
  • Who turns up on the day
