Window mastic in Steep Marsh

Frames and walls don’t move together. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. So the sealant has to stretch and recover, which is why we use a low-modulus product. If you have draughty joints inside around the window and hard, cracked sealant around windows, we can put it right, on uPVC windows, aluminium frames and timber windows & doors alike.

Mastic can only go onto a dry, clean joint, so window work in Steep Marsh is booked around the forecast. Tell us about access to every side of the house, including upper-floor windows.

The work is covered for a year after we finish. If anything isn’t right with it, ring 0345 464 0079 or email us.

What affects the cost of window mastic

Every job gets its own quote. This is what makes a difference:

  • The number and length of the joints
  • The product the joint needs
  • Whether old sealant or filler has to be cut out
  • Whether there’s mould to deal with

The cost depends on the size of the job, how hard the old material is to remove and access to the work. We give a clear quote before any work starts, so you know where you stand.

What we need to know

When you call or email, it’s useful to know:

  • Whether it has been sealed before
  • What’s wrong with the joints now
  • Where the job is, and your postcode
  • The type of property

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Why deal with it now?

Not every sealant suits a window. Interior caulk and bathroom silicone are not made for exterior frame joints. An exterior, low-modulus sealant stays flexible in sun and frost. Around Steep Marsh, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.

Every job is a little different, so we quote each one individually. Size, access and the product the joint needs all make a difference, and we’ll explain the quote if you ask.

Why book with us

  • Anti-fungal sanitary silicone in wet areas
  • A 12-month guarantee on all work
  • Homes, businesses and hotels
  • We leave the area clean and tidy

Honest limits

New sealant can’t fix everything, and we’d rather say so up front. It won’t solve:

  • Damp coming through the wall itself rather than the frame joint
  • Misting between the panes of a double-glazed unit (that needs a new unit)
  • A frame that has rotted at the joint

If you are not sure, just call 0345 464 0079 or send us an email and we’ll give you a straight answer before you book.

How it works

On the day, we start by going over the job with you. We protect the surfaces around the joints before any work begins. The work generally takes anything from an hour or two to a full day, depending on how many frames there are. For a village or hamlet like Steep Marsh, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

  • Let us know about stairs, lifts or work at height
  • Clear items away from the joints we’re working on
  • Let us know about parking restrictions

How to look after the new joints

Good habits help new joints last longer. A few tips:

  • Paint up to the joint, not over it
  • Ventilate rooms so frames don’t stay wet inside
  • Avoid harsh chemicals near the mastic
  • Walk round the house once a year and look at the joints

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Dealing with it when you first notice a crack avoids chasing leaks through the wet months.

Windows and doors in Steep Marsh

Rainfall in the South East is lower than in much of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

Schools such as Steep Church of England Voluntary Controlled Primary School are buildings too, and the mastic around its windows and doors needs looking after like any other building’s. For an older house near a landmark such as Church of All Saints, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Petersfield station, renewing tired window mastic between tenants heads off draught and damp complaints.

Different surfaces, different methods

Window sills

The end joints of a sill tend to fail before the rest. We reseal them so rain cannot run into the wall.

Aluminium frames

Bi-fold and sliding aluminium doors have long frame joints, and the bottom joint sees the most water. We prepare and reseal every joint, backing the deep ones.

DIY versus a professional finish

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
