How we handle window mastic in Kames

A window frame and the wall around it expand and shrink at different rates. Plastic and aluminium frames move with the temperature, while masonry stays fairly still. That is why the joint needs a flexible, low-modulus sealant rather than something rigid. Typical jobs include cracked internal joints between frame and plaster and sealant in the wrong colour for the frame, across aluminium frames, composite doors and patio & French doors.

In and around a place like Kames, homes range from older stone-built cottages to newer houses. Exposed frames and sills take the full force of wind-driven rain, so the mastic there works hard.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

The process

There’s no need to move everything out before we come, just the space around the work. We protect the rest, and the job takes a morning for a couple of windows and a door for a typical job. For a place like Kames, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Finally we tidy up and check each joint.

Preparing for the visit

Common questions in Kames

Is there a guarantee on window mastic in Kames?

All our work, in Kames and everywhere else, comes with a 12-month guarantee. We’re also fully insured and ARBOMaster approved.

Is Kames in your area for window mastic?

Yes. Our work covers the whole of Scotland, and Kames is part of that. You can drop us a line at info@mrmastic.co.uk and let us know what needs doing.

Can you work on commercial sites?

Yes, regularly. We can plan bigger jobs in stages to suit the site.

How do I get a quote for window mastic in Kames?

We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. You will get a clear quote before we start.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we will explain our choice.

Will the old sealant be removed?

Yes. We cut out all the old sealant and clean the joint before applying anything new.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. Most DIY failures come from sealing over old material, wet joints or too much sealant.

Are you insured?

Yes, we’re fully insured for domestic and commercial work.

For landlords and businesses

Housing providers, facilities teams and property managers book us too. We can quote a run of properties together, and we are fully insured.

We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will quote.

Why act early in Kames

Working on frames from a ladder with a sealant gun is not easy, especially upstairs. We cut out properly, back deep gaps and tool every joint neatly, using a product chosen for the frame and wall. In an older home around Kames, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Instead of a standard rate, we look at what your job involves: the amount of work, the old material and the access. The price is agreed before we begin.

Can I do it myself?

Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

When to call us in Kames

Mastic ages in the weather. Sunlight dries the surface out, until it loses its stretch and starts to crack.

Signs it’s time to call us include:

  • Draughts coming in around windows and doors
  • Draughty joints inside around the window
  • Damp patches on the reveal after heavy rain
  • Cracked sealant at the sill ends

In the older streets around Muirkirk Old Church, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.

What sealant work can’t fix

We’ll always be straight with you, so here’s what sealant can’t fix:

  • A door that needs adjusting, rehanging or new seals
  • Damp problems in the wall away from the window
  • Broken hinges, locks or handles

Not sure which it is? You can send an email to info@mrmastic.co.uk and we’ll tell you honestly.

Where we work in Kames

  • Window sills
  • Composite doors
  • uPVC windows
  • Patio & French doors
  • Aluminium frames
  • Timber windows & doors

Looking after it afterwards

Simple care keeps the joints in good condition. We recommend:

  • Clean frames with a soft cloth and soapy water
  • Walk round the house once a year and look at the joints
  • Keep paint off silicone joints
  • Keep timber frames painted

Keep sill grooves and drainage slots clear, so rain drains out rather than building up at the sealant.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.
