How we handle new build mastic in Kames
We work in new homes and on new-build sites across Kames. Whether it’s one en suite or a run of plots, the method is the same: remove, clean, prime where needed, then a neat new bead. If you have gaps between new skirting and floors and leaking shower tray seals in a new home, we can put it right.
For a place like Kames, the journey and access are planned in advance. Inside work goes ahead in any weather; outside mastic needs a dry day.

What new build mastic looks like in Kames
Kames is in the west of Scotland, which is wetter than the east, which means plot mastic and the sealant in new homes has to cope with a lot of rain. Many new homes in Scotland are timber-framed, so skirting and sealant joints can open up as the building settles.
Around Kames, as everywhere, new build mastic is only as good as the preparation behind it.

What the job involves on each surface
Skirting and floors
Wet-area floor joints need a flexible seal. They get a flexible, water-resistant sealant.
Bathrooms and en suites
En suite showers are a common source of leaks into the room below. Resealing properly keeps water where it belongs.
Landlord and commercial work in Kames
Water getting past a failed joint can damage the building, which matters even more when someone else lives there. Resealing at the right time is simple maintenance that we can handle for you.
Letting agents often deal with us directly. Send the address, what’s needed and the access arrangements and we’ll quote.
What we do, step by step
Every visit runs the same way: we look at the joints together, mask and protect the surrounding surfaces, carry out the job and tidy away. Most jobs take anything from a few hours to several days, depending on the number of plots. For a place like Kames, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by going through the snagging items or plot schedule with you.
- Every bit of the old builder’s sealant is cut out, with no layer left behind.
- We clean out the dust and grit left from the build.
- Primer goes on where the surface and product need it, then the new sealant.
- We tool every joint neatly and tell you when each area can be used.
Preparing for the visit
- Tell us if parking is tricky
- Clear the area around the work
- Let us know about earlier repairs to the joints

Advice
Signs you need new build mastic in Kames
Not every new-build joint gets the right sealant: caulk where water collects, or a rigid product on a moving joint. Neither lasts long.
These are the problems we are asked about most:
- Sealant work across a run of new homes
- Worktop and upstand sealant coming away
- Gaps opening as the house dries out and settles
- Frame joints opening as the plaster dries
For jobs in and around Kames, choosing the right material for each joint is as important as a tidy finish.
Before you book anyone
- Whether VAT is included
- How hidden problems are handled
- What insurance they hold
- When the joint can take water or movement
When something else is needed
Before you book, it’s worth knowing the limits too:
- Leaks from pipes, valves or wastes, which need a plumber
- Movement caused by a poorly fitted tray or bath
- Your warranty claim itself, which is between you and the builder
If you are not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer before you book.

Aftercare tips
After the cure time, these simple habits help:
- Keep water off fresh sealant until it has cured
- Clean sealant with mild detergent, not abrasives
- Use the extractor fan every time you shower
- Record problems with dated pictures
Keep an eye on the joints over the first couple of years. Small gaps can appear as the house dries, and they’re simple to reseal once movement has slowed.
If a shower tray or bath seal splits in the first year, look for movement. Have it resealed, and the tray or bath checked, before it gets worse.
Kames: your questions answered
Is Kames in your area for new build mastic?
Yes, Kames is within the area we cover. Our work covers the whole of Scotland. Just send an email to info@mrmastic.co.uk with a few details of the job, and we’ll send you a clear quote.
Is Kames within the area you cover?
Yes. Kames is within the area we cover, which takes in towns, villages and rural addresses. We work across all of Scotland. Let us know about access, parking and anything unusual about getting there when you book.
Who should fix failed sealant in a new build?
Your builder, if you are still in their snagging or warranty period. After that, or if their repair keeps failing, we can do it.
Can you match the sealant colour to my new kitchen or bathroom?
Most bathroom joints are white or clear, but other colours are available. We choose one to suit the room before we begin.
Do I have to be there?
Access is agreed with you when the job is booked. Indoors, that usually means someone at home.
Is there any odour?
That depends on the sealant. Some products have a noticeable smell, others very little.
Can new sealant go on top of the old bead?
No. New silicone won’t bond to old silicone, so sealing over the top fails quickly. We cut the old bead out completely.
Is it messy?
Not at all. The area is protected while we work and cleaned up afterwards.
DIY sealant or a professional job?
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly.
Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.
