External & façade joints in Kames, East Ayrshire
Our applicators work in Kames on sealing brickwork movement joints, render, cladding and façade joints. Old sealant removed completely, joints prepared properly.
- Weeds or debris growing in open joints
- Weathered mastic that no longer stretches
- Water getting into walls through failed joints
How we handle external mastic in Kames
Joints between dissimilar materials, like brick against render or concrete against a steel frame, see movement from both sides. A flexible sealant bridges the two. Common call-outs are for weathered mastic that no longer stretches and panel joints letting water in, across brickwork movement joints, façade panels and render & cladding joints.
Across smaller places in Scotland, stone and harled cottages, farm buildings and newer houses often stand exposed to wind and rain. Gutter joints and wall joints take a battering, so they need a sealant that moves with the building.

The process
We work through the job in order: protect, prepare, seal, tidy. For most jobs that takes a few hours to a few days, depending on the length of joint and the access. Somewhere like Kames may be a longer drive, and the journey is planned ahead. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.
- We start by walking round the building and agreeing the joints and the access.
- Every bit of old sealant and any mortar or debris is cut out.
- Joint faces are cleaned back and primed if the sealant needs it.
- We fit closed-cell backing rod to control the depth.
- We apply the sealant, tool it and check the whole run.
Preparing for the visit

- Mention any sign-in or site rules at work premises

Advice
What external mastic looks like in Kames
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. The west of Scotland is wetter than the east, which means movement joints and outside wall joints has to cope with a lot of rain.
If you live in an older home near Muirkirk Old Church, the joints between older walls, newer extensions and the roofline need a sealant that can move.

FAQs for Kames
Is external mastic in Kames guaranteed?
All our work, in Kames and everywhere else, comes with a 12-month guarantee. We are fully insured, and an ARBOMaster approved applicator.
Do you cover Kames for external mastic?
Yes. Our work covers the whole of Scotland, and Kames is part of that. Just email us at info@mrmastic.co.uk with a few details of the job.
Where are you based?
We’re based in Crawley, West Sussex, and we cover South East England, London and all of Scotland.
Why is there a gap in my brick wall?
Walls move with heat, cold and moisture, so long walls have planned gaps to take that movement. It’s closed with backing rod and a flexible sealant.
How long should I leave it?
It depends on the product and the temperature. Before we leave, we will tell you the cure time.
Can landlords and businesses book you?
Yes, regularly. Several properties can be quoted together.
Can you seal over the old sealant?
No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.
Are you fully insured?
Yes. Mr Mastic is fully insured.
What sealant work can’t fix
In fairness, some problems need a different trade:
- Walls that need new movement joints cut into them
- Cracking across the wall rather than at a joint
- Loose or hollow render, which needs re-rendering
If in doubt, drop us a line at info@mrmastic.co.uk and we will say what we think before booking.

Do you need external mastic in Kames?
Poor preparation causes many early failures: dusty or wet faces, no primer where one was needed, or old sealant left in. The new sealant then lets go long before it should.
Most people get in touch when they notice one of these:
- Rain getting behind render or cladding at a joint
- Rigid filler in a joint that should flex
- Failed sealant between panels on a façade
- Moss and dirt in joints with no sealant left
Around Kames, as everywhere, external mastic is only as good as the preparation behind it.

Can I do it myself?
If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.
What a professional job adds is preparation and the right product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.
How to look after the new joints
After the cure time, these simple habits help:
- Fix overflowing gutters above sealed joints
- Ask before painting over external sealant
- Get split or bare joints resealed while the damage is small
- Avoid pressure-washing directly into sealant joints
Don’t paint over the new sealant unless we’ve said the product is paintable. Many exterior sealants are not designed to be painted.
Water getting behind cladding or render can go unnoticed for a long time. By the time there’s a damp patch, the damage can be well established.
What happens if it’s left?
Done well, a resealed joint is a neat, straight line that suits the wall. A hurried job with smeared edges and no backing looks worse and fails sooner. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.
No two jobs are quite the same, so each one gets its own quote. Size, access and the product the joint needs all play a part, and we’ll explain the quote if you ask.
