Window mastic in Jackton

A cold draught around a closed window often comes from the frame edge. Resealing that joint can make a room feel noticeably less draughty. If the draught is through the window seals instead, we will tell you. If you have cracked sealant at the sill ends and whistling draughts around closed windows, we can help, on aluminium frames, timber windows & doors and uPVC windows alike.

Mastic can only go onto a dry joint, so outside work in Jackton depends on the weather, and longer journeys are planned in advance. Tell us about access to all the windows and doors, upstairs included.

Our work is backed for twelve months, and the guarantee is the same wherever you are.

Your questions about window mastic in Jackton

Can you help a landlord with a rental near Hairmyres station?

Yes. We work for letting agents and landlords as well as homeowners. Just email us at info@mrmastic.co.uk with the address and what needs doing, and we’ll give you a clear price.

Will you come out to Jackton?

Yes, we do. We work across all of Scotland, from towns to the smallest places. The journey is planned ahead, so it helps to know about access.

What information do you need?

The location, the problem and the rough size of the job. Photos by email help too.

Can I do it myself?

Sometimes. The key is preparation: remove all the old material and work on a clean, dry joint. If it doesn’t work out, we can redo it.

Do you seal inside as well as outside?

Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.

Is it messy?

No. We work neatly, protect the area around the joints and tidy up afterwards.

Do you do commercial work?

Yes. Larger jobs can be planned room by room or area by area to suit the site.

Do you remove the old sealant?

Yes, always, and completely. New silicone does not stick to old silicone, so any old material comes out before anything new goes in.

Honest limits

We won’t take on work that won’t last, so these are the limits:

  • Broken hinges, locks or handles
  • Soft or decayed wood in the frame
  • Condensation trapped between the panes

If you are not sure, just send an email to info@mrmastic.co.uk and we will give you a straight answer before booking.

Joints and surfaces we work on

  • Composite doors
  • Window sills
  • Patio & French doors
  • uPVC windows
  • Aluminium frames
  • Timber windows & doors

Should I try it myself first?

Sealing over old silicone is the commonest DIY error. Silicone doesn’t stick to old silicone, so it lifts and traps water and mould underneath. Everything old must be removed first.

Some sealant jobs are within reach of a careful DIYer, like a short, easy-to-reach joint indoors. The common mistakes are sealing over old sealant, sealing a damp joint and using far too much.

Leave it or put it right?

Not every sealant suits a window. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. A low-modulus exterior sealant keeps its stretch through hot and cold weather. When the nearest tradesperson is a drive away, it’s tempting to leave a small leak, but water through a failed joint keeps working away until it’s fixed.

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Ask us for a quote and we will explain what it covers.

What you get with us

  • White, clear, grey or coloured to suit, where the product allows
  • Quality sealants from Arbo and Everbuild
  • Full insurance on every job
  • Colour agreed with you before work begins

Surface by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so we pay close attention there.

Window sills

The end joints of a sill tend to fail before the rest. A tight seal at each end keeps rain out of the wall.

What affects the quote in Jackton

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • The size of the job
  • The type of sealant required
  • How easy the joints are to reach
  • Working hours on commercial sites

What you pay reflects the work, not a rough estimate. That is why we ask about the job first and give you a clear quote before we start.

What to tell us for a quote

Photos by email are helpful but not essential. Please mention:

  • How we’d reach the joints
  • If someone has resealed it before
  • The rough size of the job
  • Photos by email, if that is easy

A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.

Windows and doors in Jackton

The west of Scotland is wetter than the east, so there’s plenty of rain for the mastic around window and door frames to keep out. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

If you look after a building such as Duncanrig Secondary School, larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Hairmyres station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

Work for landlords, hotels and businesses

For anyone letting property in or around Jackton, jobs at different addresses can go on one quote. Just tell us the addresses and what each one needs.

We work for letting agents and landlords as well as householders. Sealant work between tenants is a simple way to keep a property in good order before the next move-in.

The process

You do not need to clear the whole room or building before we come, only the area right around the joints. We protect the rest, and the work takes a few hours for a few frames, or a day or more for a whole house for a typical job. Outside jobs in Jackton need a dry day, because sealant won’t bond to a wet joint, so an outdoor job can move if the forecast changes. Indoor work goes ahead whatever the weather.

  1. First, we go round the frames with you and agree the list.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Deep gaps get closed-cell backing rod to set the depth.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Tell us about access, such as stairs, a lift or high-level joints
  • Tell us about any water getting in
