Keeping the joints in good condition

To keep the joints looking good and working properly:

  • Clean frames with a soft cloth and soapy water
  • Paint up to the joint, not over it
  • Avoid blasting the frames with a pressure washer
  • Keep paint and stain on wooden frames in good order

Check the drainage slots in the frames are not blocked, so water can run away instead of sitting against the joint.

A failed joint lets water into the wall a little at a time. You might not see it until plaster blows or a damp patch appears inside. Early resealing stops it reaching that point.

How we handle window mastic in Hurstbourne Priors

Homes in Hurstbourne Priors have every kind of window: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. We work on aluminium frames, composite doors and patio & French doors, and the jobs we see most are rushed sealant from a window installation and cracked sealant at the sill ends.

In a village or hamlet like Hurstbourne Priors, older cottages and farmhouses often have timber windows set in stone or brick. Older buildings like these don’t always suit modern silicone, and sometimes a traditional sand mastic is the better choice.

Each job carries a 12-month guarantee.

Landlords, agents and businesses in Hurstbourne Priors

From a single let to a portfolio, you get the same standard of work: old sealant fully removed, joints prepared properly and a 12-month guarantee.

We work for landlords and agents as well as householders. Resealing between tenancies is a simple way to keep a property in good order before the next move-in.

When to call us in Hurstbourne Priors

On timber frames, paint and putty build up around the joint. Mastic painted over many times cracks with the paint, and the wood moves with damp as well as heat.

Common reasons people contact us include:

  • White mastic on grey or black frames
  • Cracked internal joints between frame and plaster
  • Rain getting in at the frame or under the sill
  • Draughts coming in around windows and doors

For an older house near a landmark such as Church of St Andrew, frames set in older brick or stone need a sealant that suits the wall as well as the frame.

Hurstbourne Priors questions

I let a flat near Whitchurch (Hampshire) station. Can you help?

Is the new sealant paintable?

It depends on the sealant. Some hybrid sealants can be painted; silicone cannot. Tell us if you’re decorating and we will choose accordingly.

Are you an approved applicator?

Yes. We’re approved under the ARBOMaster scheme, the approved applicator scheme for Arbo sealants.

Can you do the inside joint as well?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We can do either or both.

What does window mastic cost?

We don’t publish prices, because the cost depends on the job: its size, the old material, access and the product needed. We agree the price before any work begins.

Do you do commercial work?

Yes. We work in offices, washrooms, hotels and other commercial premises. Working times can be discussed when we quote.

Where are you based?

Our base is Crawley, with over 20 years’ experience. We work across South East England, London and Scotland.

Frames and glazing around Hurstbourne Priors

Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

For landlords with property near Whitchurch (Hampshire) station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. For site and facilities teams at buildings such as Testbourne Community School, larger buildings have plenty of frames, and the mastic around each one ages.

Composite doors

If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We will tell you if that is what we find.

uPVC windows

Plastic frames move a lot between a hot afternoon and a cold night, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but new sealant can’t bond to old, crumbling mastic. It peels before long, and water still gets in behind. The old mastic has to come out. Older cottages and farmhouses around Hurstbourne Priors can have timber floors and frames, and water through a failed joint can rot timber if it’s left.

The cost depends on the amount of work, how much old material has to come out and access to the work. We give a clear quote before we start.

Can I do it myself?

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, and the work is guaranteed for a year.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it lifts and traps water and mould underneath. All the old material has to come out first.

The process

Once we are on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. Most jobs then take a few hours for a handful of frames, longer for a whole house. Somewhere like Hurstbourne Priors needs a little journey planning: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. First we look at every frame and agree the list.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Deep gaps are filled with backing rod to set the depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

Getting ready for the visit

  • Tell us if parking is tricky
  • Move anything stored near the joints
