Window mastic in Hanwell

About our window mastic in Hanwell

Around Hanwell we seal all kinds of frames: from uPVC casements to timber and aluminium, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you have mastic that’s falling out in pieces and gaps between the frame and the inside reveal, we can put it right.

Much of London’s older housing was built with timber sash windows, some still in place and some long since replaced. Whatever is in the opening now, the joint between frame and wall is what keeps the weather out.

Our work is backed for twelve months, in Hanwell and everywhere else we cover.

What we do, step by step

Every visit runs the same way: we check the joints, protect the area around them, carry out the job and clear up. It usually takes a few hours for a handful of frames, longer for a whole house. In Hanwell, flats, stairs and shared entrances are part of the routine. If the building has a concierge, managing agent or access rules, tell us when you book.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. A flexible exterior sealant is applied in a colour to suit the frame.
  5. We tool each bead neatly and check every joint is closed.

Before we arrive

Advice

Why it’s worth doing now in Hanwell

Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In London conversions, one flat’s bathroom is often above another flat’s ceiling, and a slow leak from a failed seal can end up in the flat below. Putting it right early is much less trouble for homes in Hanwell.

The cost depends on how much there is to do, how hard the old material is to remove and access to the work. We give a clear quote before work begins, so you know where you stand.

Hanwell: your questions answered

I let a flat near Hanwell station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or drop us an email with the address and a few details, and we will give you a fixed price before any work starts.

Can you do window mastic in Hanwell?

Yes. Our work covers London and the South East, and Hanwell is part of that. You can call 0345 464 0079 or drop us an email and tell us what needs doing, and we will give you a clear price.

Is the new sealant paintable?

Not normally, if it’s silicone. Tell us your decorating plans and we will pick a sealant to suit.

Do you remove the old sealant?

Yes, every time. New sealant won’t bond properly to old, so the joint is cleaned back first.

When is the sealant fully cured?

Many sealants skin over quickly but take longer to cure fully. We will give you the cure time for the product we used before we leave.

Do you work for hotels and businesses?

Yes, regularly. We can plan bigger jobs in stages.

Can you do the inside joint as well?

Yes. Outside is the weather seal; inside closes the gap to the plaster. We can do either or both.

Does someone need to be in?

For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.

DIY versus a professional finish

Too much sealant is as bad as too little. A thick, smeared bead looks untidy and doesn’t move well, and the joint depth matters as much as the finish.

The biggest DIY mistake is sealing over old sealant. New silicone won’t bond to old, so it lifts and traps water and mould underneath. All the old material has to come out first.

How the job changes by surface

Patio & French doors

Patio and French doors have the longest joints on most houses. Most leaks start at the bottom corners, so they get particular care.

Timber windows & doors

Timber moves with moisture as well as heat, so a flexible sealant is essential. We seal onto sound, dry paintwork or timber.

What sealant work can’t fix

We’d rather tell you now than do work that will not last, so these are the limits:

  • A door that needs adjusting, rehanging or new seals
  • Soft or decayed wood in the frame
  • Misting between the panes of a double-glazed unit (that needs a new unit)

If in doubt, ring 0345 464 0079 or drop us an email and we’ll say what we think before booking.

  • Composite doors
  • Window sills
  • Aluminium frames

Looking after it afterwards

How long the joints last depends on use and care. We suggest:

  • Air rooms to keep condensation down around windows
  • Keep drainage slots and sill grooves clear
  • Look round the frames every year or so
  • Clean frames with a soft cloth and soapy water

Check the drainage slots in the frames aren’t blocked, so rain drains out rather than building up at the sealant.

On timber windows, water behind the joint can lead to rot. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

Landlord and commercial work in Hanwell

We also work for property managers and facilities teams. We can quote a run of properties together.

Mouldy or split sealant often shows up at the end of a tenancy, and it’s quick to put right between tenancies. We can quote for more than one property at once.

Frames and glazing around Hanwell

The South East is one of the drier parts of the UK, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast. Historic houses like Pitzhanger Manor (about 1.3 miles east) are a reminder that the area around Hanwell has older buildings as well as new. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.

If you look after a building such as St Joseph's Catholic Primary School, its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Hanwell station, renewing tired window mastic between tenants heads off draught and damp complaints. As a London address, Hanwell can be tricky for parking: tell us about permits, visitor bays or off-street space when you book.
