About our window mastic in Hammerpot
Around Hammerpot we seal all kinds of frames: uPVC, aluminium, timber and composite, plus patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. If you’re dealing with sealant in the wrong colour for the frame and old mastic that has gone black or come away, we can put it right, whatever the surface.
Mastic can only go onto a dry, clean joint, so window work in Hammerpot is booked around the forecast. Let us know about access to all the frames, upstairs ones included.
We stand behind the work with a 12-month guarantee, so you’re covered after we have gone.

How we quote for window mastic
Jobs vary more than people expect. The main factors:
- The number and length of the joints
- Whether the work is at height
- Which sealant suits the joint
- When we can work, for business premises
The cost reflects the work involved, not guesswork. That’s why we ask a few questions first and agree the price before starting.
Asking for a quote
You do not need to know the technical terms. It helps if you can tell us:
- The address or postcode of the job
- A few pictures by email, if you can
- Any access issues, like height or stairs
- Roughly how big the job is
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints, and add pictures by email if you can.
How it works
On the day, we look over the joints with you first, so you know exactly what we are doing. Surfaces next to the work are protected before any work begins. The work usually takes anything from an hour or two to a full day, depending on how many frames there are. Somewhere as small as Hammerpot, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Getting ready for the visit
- Tell us about access, such as stairs, a lift or high-level joints
- For business premises, tell us about site rules or sign-in
- Move anything stored near the joints

Can I do it myself?
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.
If you do try it yourself, take your time over the preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it doesn’t work out, we can still put it right.
Different surfaces, different methods
Window sills
The end joints of a sill tend to fail before the rest. We reseal them so rain can’t run into the wall.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. Each is cleaned, backed where deep and resealed.
Frames and glazing around Hammerpot
Hammerpot is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
Letting a property close to Angmering station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. In the older streets around The Parish Church of St Margaret, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For site and facilities teams at buildings such as St Margaret's CofE Primary School, its window and door frames need their mastic kept sound, just like a home’s.

Leave it or put it right?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. Around Hammerpot, older homes often have timber in their floors and frames, and water through a failed joint can rot timber if it’s left.
Homes and businesses are quoted the same way: the amount of work, how we reach it and what it needs, along with when we can work on site. Call for a quick quote and we will go through it with you.

FAQs for Hammerpot
I let a flat near Angmering station. Can you help?
Yes, landlords and agents are among the people we work for. Just ring 0345 464 0079 or email us with the address and what needs doing, and we will give you a clear price.
Is Hammerpot within the area you cover?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does someone need to be in?
That depends on where the joints are. Inside work needs someone to give us access, while outside work can sometimes be arranged differently.
Are you insured?
Yes. We’re fully insured.
Can I add another job to the visit?
Yes. Tell us about everything you’d like done.
Are you an approved applicator?
Yes. We’re ARBOMaster approved, the scheme for applicators of Arbo sealants.
What information do you need?
The location, the problem and the rough size of the job. If you can, email a few pictures.
Do the sealants smell?
Sometimes, a little. It fades as the sealant cures, and ventilation helps.
Looking after it afterwards
Simple care keeps the joints in good condition. Our advice:
- Avoid harsh chemicals near the mastic
- Look round the frames every year or so
- Keep jet washers away from the mastic
- Ventilate rooms so frames don’t stay wet inside
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Paint up to the joint, not over the silicone.
Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
What sealant work cannot fix
New sealant cannot fix everything, and we’d rather say so up front. Sealant won’t put right:
- A sash or casement that will not close properly
- Condensation trapped between the panes
- A frame that has rotted at the joint
If you are not sure, just call 0345 464 0079 or drop us an email and we’ll give you a straight answer.
