Window mastic near Hangleton

Hangleton: your questions answered

Is window mastic in a coastal place like Hangleton any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. It’s worth checking the walls that face the sea first.

Do you work for landlords with property near Goring-By-Sea station?

Yes, rental work is part of what we do. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will send you a clear quote.

How long does it take to reseal the windows on a house?

The work takes a few hours for a handful of frames, longer for a whole house. Access and how stubborn the old mastic is affect the time most.

Will new mastic stop draughts?

In many cases. The gap between frame and wall is a common source of draughts, and sealing the inside and outside joints closes that path.

Are you ARBOMaster approved?

Yes. We hold ARBOMaster approved applicator status, and we are fully insured.

Can you work on commercial sites?

Yes. Larger jobs can be planned room by room or area by area.

Is it messy?

Very little: the area around the joints is protected first, and we clear up the old sealant and our materials before we leave.

Do you have sealant for grey or black windows?

Yes, we choose a colour to suit the frame. Anthracite grey, black, brown and white cover most frames, with clear as an option.

Window mastic in Hangleton

The mastic around a window or door seals the gap between the frame and the wall. When it cracks, hardens or pulls away, draughts and rain get in. The old mastic is removed and the joint resealed with a flexible exterior sealant. Typical jobs include draughty joints inside around the window and cracked or shrunken mastic around the frame, on timber windows & doors, window sills and patio & French doors.

Outdoor sealant needs dry, clean surfaces, so work on frames around Hangleton is planned for dry weather. Tell us about access to every side of the house, including upper-floor windows.

Each job carries a 12-month guarantee, whatever its size.

Surface by surface

uPVC windows

uPVC expands and contracts noticeably with temperature, so the joint needs a low-modulus sealant that stays flexible. White is the usual colour, with brown, anthracite grey and black for coloured frames.

Aluminium frames

Large aluminium doors have long joints down each side and across the head, and the threshold joint takes a lot of water. We prepare and reseal every joint, backing the deep ones.

What we do, step by step

All our tools and materials come with us in the van. Once we have agreed what’s being done, the area is protected and the work begins. It normally takes most of a day for a typical house, less for a few frames. For a village or hamlet like Hangleton, the journey is planned in advance: let us know about lanes, gates and parking. We bring what the job needs, so it can be finished in one trip where possible.

  1. We check each frame and agree which ones need doing.
  2. We remove the old mastic and clean the frame and the wall.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. New exterior sealant goes on in a matching colour and is tooled smooth.
  5. We clear up and check every joint is fully closed.

Advice

How to look after the new joints

Aftercare is simple:

  • Keep jet washers away from the mastic
  • Ventilate rooms so frames do not stay wet inside
  • Clear any debris from frame drain holes
  • Keep solvents and bleach off the sealant

Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.

Water trapped behind a failed joint can start rot in timber frames and sills. Rotten timber needs a joiner, not a sealant, so early resealing is worth it.

DIY versus a professional finish

The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

The biggest DIY mistake is sealing over old sealant. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

When it isn’t the sealant

Honest advice matters more to us than a booking, so here’s what sealant cannot fix:

  • Faulty window hardware
  • Condensation trapped between the panes
  • Penetrating damp from a failed cavity tray or render

Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before booking.

When to call us in Hangleton

Plenty of failed mastic was poorly applied in the first place. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

Most people get in touch after spotting something like this:

  • Rain getting in at the frame or under the sill
  • Hard, cracked sealant around windows
  • Gaps left after new windows were fitted
  • Whistling draughts around closed windows

For site and facilities teams at buildings such as Ferring CofE Primary School, the mastic around its windows and doors needs looking after like any other building’s.

Our hiring checklist

Why deal with it now?

Redecorating is a good moment to renew the mastic. Fresh joints finish the job neatly, and it’s easier while the walls are being worked on anyway. Around Hangleton, older homes often have timber in their floors and frames, where water from a failed joint can cause rot if it’s left.

The cost reflects the work involved, not a rough estimate. That is why we ask a few questions first.

What you get with us

  • We leave the area clean and tidy
  • Sealant colour chosen to suit
  • Trusted Arbo and Everbuild sealants
  • Old sealant always removed completely

Windows and doors in Hangleton

Hangleton is within about 2 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. The South East is one of the drier parts of the UK, though outdoor sealant still has to go onto a dry joint, so the forecast decides the day.

For an older house near a landmark such as St Andrew's Church, the joint between an old wall and a newer frame is usually the first place rain gets in. Rented homes near Goring-By-Sea station change hands often, and renewing tired window mastic between tenants heads off draught and damp complaints.
