How we handle window mastic in Angmering

Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. If you have rushed sealant from a window installation and white mastic on grey or black frames, we can put it right.

Around Angmering, conservatories, garden rooms and patio doors are often part of the house. Their glazing joints and frame seals are as much a part of the job as the windows, and any older timber or sash windows need a sealant that suits them.

You get a 12-month guarantee, the same in Angmering as everywhere else we work.

DIY versus a professional finish

If you’ve already had a go yourself, that is fine. We remove it and do the joint properly.

If you’re set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.

What happens if it’s left?

Running fresh sealant over the old joint is tempting, but it won’t grip old, dirty sealant. It peels before long, and water still gets in behind. The old mastic has to come out. Homes in smaller places like Angmering can face more weather, and failed outside joints let damp into walls. Inside, a split seal lets water into floors and panels just as it would anywhere.

A few things move the cost up or down: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. Your quote takes all of that into account.

Why Angmering clients choose us

  • Experience in homes, commercial sites and hotels
  • Over 20 years’ experience
  • A sealant colour to suit the surroundings
  • Old sealant always removed completely

What window mastic looks like in Angmering

Angmering is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

Letting a property close to Angmering station? Then cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets. If you look after a building such as St Wilfrids Catholic Primary School, larger buildings have plenty of frames, and the mastic around each one ages.

How the visit works

The work is kept neat and contained to the joints we are treating, so you can carry on as normal. The job generally takes a morning for a couple of windows and a door. A visit to Angmering is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. First, we confirm safe access to each frame.
  2. Old, cracked mastic is removed completely.
  3. The surfaces are cleaned and left dry.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

What the job involves on each surface

Window sills

Every drop off the glass ends up on the sill, so the joints at each end and underneath matter. Each is cleaned out and resealed.

Composite doors

An exposed front door gets wind-driven rain, and the top and bottom corners tend to fail first. Those corners get the most care.

How we quote for window mastic

You’ll get a clear quote before we start. It takes into account:

  • Any working-time requirements on site
  • The number of rooms or windows
  • Which sealant suits the joint
  • The old material and how stubborn it is

We do not show prices on the website, because each job is priced on what it involves. For a quick quote, please ring 0345 464 0079 or drop us an email and we’ll talk you through it.

Helping us quote

When you call or email, it’s useful to know:

  • Photos by email, if that is easy
  • Any access issues, like height or stairs
  • Where the job is, and your postcode
  • How many joints, rooms or windows are involved

To get a quote, ring 0345 464 0079 or send us an email and tell us where the job is and what the problem looks like. We’ll give you a clear quote before any work starts.

Aftercare tips

Once the sealant has cured, a few habits help it last:

  • Repaint timber before it’s bare
  • Avoid blasting the frames with a pressure washer
  • Clean frames with a soft cloth and soapy water
  • Ventilate rooms so frames don’t stay wet inside

Check the drainage slots in the frames are not blocked, so rain drains out rather than building up at the sealant.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and a cold room gets colder. Resealing closes it.

Signs you need window mastic in Angmering

Frames are never completely still. A plastic or aluminium frame lengthens in sunshine and shortens as it cools, while the brick or render around it hardly moves. If the sealant can’t stretch, it splits.

Look out for these signs:

  • Water coming in at the bottom corners of a door
  • Black, perished sealant on frames
  • Cold air getting in at the frame edge
  • Draughty joints inside around the window

In the older streets around The Parish Church of St Margaret, the joint between an old wall and a newer frame is normally the first place rain gets in.

What your quote should include

  • Whether they’re fully insured
  • What the cure time is
  • Whether the sealant suits the joint
  • How much experience the applicator has

Angmering questions

Will you come out to Angmering?

Yes, Angmering is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you work for landlords with property near Angmering station?

Yes. We work for landlords and agents as well as homeowners, and several properties can go on one quote. Just phone 0345 464 0079 or email us with the address and what needs doing, and we’ll give you a clear price.

Do you take out the old sealant first?

Yes, every time. New silicone does not stick to old silicone, so the joint is cleaned back first.

Can you quote for more than one area?

Yes. More than one area can go on one quote.

Will you leave a mess?

Not at all. We work neatly, protect the area around the joints and tidy up afterwards.

Does someone need to be in?

It depends on the job. For work indoors, someone needs to let us in.

Are you fully insured?

Yes. We are fully insured.

Will new mastic stop draughts?

If the draught is coming in around the frame, yes. If it’s through the window’s own seals or a hinge, that is a different fix, and we’ll say so.
