Window mastic near Hales Place

Window mastic in Hales Place, done properly

Over two decades of sealing frames has taught us which products suit which walls. We are fully insured ARBOMaster approved applicators, and we give a 12-month guarantee on the work. We work on window sills, aluminium frames and patio & French doors, and the jobs we see most are rushed sealant from a window installation and cracked sealant at the sill ends.

In a smaller place like Hales Place, some walls face open ground and catch the full force of the weather. That is hard on the mastic around frames and sills.

Big or small, you get the same 12-month guarantee.

Why deal with it now?

Not every sealant suits a window. Interior caulk and bathroom silicone aren’t made for exterior frame joints. A low-modulus exterior sealant keeps its stretch through hot and cold weather. In a smaller place like Hales Place, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.

Leaving a failed joint generally makes the job bigger, not smaller. If you are not sure whether it needs doing, call 0345 464 0079 or email us and we will give you an honest view and a quote.

When it is not the sealant

New sealant cannot fix everything, and we will tell you before any work starts. Sealant won’t put right:

  • Damp coming through the wall itself rather than the frame joint
  • Soft or decayed wood in the frame
  • A sash or casement that will not close properly

Not sure which it is? You can call 0345 464 0079 or email us and we will tell you honestly before you book.

Surfaces we seal

  • uPVC windows
  • Composite doors
  • Timber windows & doors
  • Patio & French doors
  • Window sills
  • Aluminium frames

Different surfaces, different methods

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. It comes out, deep gaps get backing rod and the joint is resealed.

Patio & French doors

Water at the foot of a door frame isn’t always the mastic: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.

DIY sealant or a professional job?

If you’ve already had a go yourself, that’s fine. We cut it out and start again, so just mention it when you contact us.

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Keeping the joints in good condition

How long the joints last depends on use and care. We suggest:

  • Keep drainage slots and sill grooves clear
  • Check the mastic once a year
  • Wipe condensation off the frames
  • Keep solvents and bleach off the sealant

Keep the new mastic undisturbed while it cures, following the cure time we give you. Keep jet washers away from the frames.

Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.

How it works

A visit follows a simple pattern: we check the joints, protect the area around them, carry out the job and tidy away. It usually takes most of a day for a typical house, less for a few frames. A visit to Hales Place is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.

  1. Each frame is looked over and we agree which ones need resealing.
  2. The old mastic is cut out and scraped back to clean surfaces.
  3. Where the gap is deep, backing rod goes in first.
  4. The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
  5. We tool each bead neatly and check every joint is closed.

How to prepare

  • Where the joints are inside, avoid wetting them before we arrive
  • Let us know about earlier repairs to the joints
  • Keep children and pets away from the work area

What window mastic looks like in Hales Place

Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.

If you live in an older home near Church of St Stephen, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. If you let a flat or house near Canterbury West station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. If you look after a building such as St Stephen's Junior School, larger buildings have plenty of frames, and the mastic around each one ages.

Hales Place is about 1 mile north of Canterbury, in Kent. Whether you are in the middle of Hales Place or further out, window mastic is available for homes and businesses alike. FAQs for Hales Place

I let a flat near Canterbury West station. Can you help?

Yes, rental work is part of what we do. You can ring 0345 464 0079 or email us with the address and a few details, and we will give you a fixed price before work begins.

Will you come out to Hales Place?

Yes. Hales Place is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you seal inside as well as outside?

Yes. The outside joint keeps the weather out, and the inside joint stops draughts and finishes the reveal. We do one or both.

Does someone need to be in?

If the work is inside, we need someone to let us in. Once we’ve agreed the job, you don’t need to watch us work.

Can you seal over the old sealant?

No. Fresh sealant does not stick to old sealant, and it traps any mould or water underneath. It all has to come out first.

Can you match the sealant to my frames?

Yes, in most cases. Tell us the frame colour when you get in touch and we’ll match it as closely as we can.

Do you have insurance?

Yes. We’re fully insured, and we can confirm the details when we quote.

Where do you work from?

We’re based in Crawley, and we cover South East England, London and all of Scotland.
