Window mastic in Gallowgate

Window mastic in Gallowgate, done properly

Most frames have an outside joint and an inside one. Outside, the mastic keeps rain out; the internal joint closes the gap to the plaster and stops draughts. We seal one or both, depending on what’s needed. We work on composite doors, aluminium frames and patio & French doors, and people most often call us about damp patches on the reveal after heavy rain and draughty joints inside around the window.

Older stone-built tenements in Scotland’s cities were built with sash and case windows, and plenty still have them. Whether you’re in a tenement flat or a house in Gallowgate, the joint between frame and wall is what keeps the weather out.

All our work is covered by our 12-month guarantee, wherever you are in Glasgow.

Window mastic in Gallowgate: local notes

Private landlords in Scotland must meet the Repairing Standard, which includes keeping a home wind and watertight, and sound outside sealant is part of that. Much of Glasgow is built from red and blond sandstone, and sandstone is porous, so any sealant against it has to be one that won’t stain or attack it.

For landlords with property near Bellgrove station, sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Provand's Lordship, about 0.9 miles north-west, is one of the historic houses in the wider area around Gallowgate.

How the visit works

On the day, there’s very little for you to do. Show us the job and we will take it from there. The job generally takes most of a day for a typical house, less for a few frames, including the tidy-up. In a Scottish city, a lot of jobs are in tenement flats, up a common stair from a shared close. For a job in Gallowgate, tell us the floor, how the door entry system works and where we can park nearby.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. We fit backing rod in deep gaps so the sealant is the right depth.
  4. A flexible, weatherproof sealant is applied in a colour to suit the frame.
  5. We clear up and check every joint is fully closed.

How to prepare

  • For indoor joints, keep the area dry beforehand if you can
  • Mention any sign-in or site rules at work premises
  • Tell us if parking is tricky

Can I do it myself?

If you are set on DIY, put the effort into preparation: take out all the old sealant, make sure the joint is clean and dry, and give it the full cure time. If it fails, we can still redo it.

Sealing over old silicone is the commonest DIY error. Silicone does not stick to old silicone, so it peels away and traps moisture behind it. All the old material has to come out first.

How we quote for window mastic

Your quote is based on your job. We look at:

  • Whether the work is at height
  • When we can work, for business premises
  • The type of sealant required
  • Whether there’s mould to deal with

What it costs depends on the amount of work, how hard the old material is to remove and how easy the joints are to reach. You will have a clear quote before any work starts, so you know where you stand.

What we need to know

Photos help, but a description is a good start. Please mention:

  • Where the property is
  • What’s wrong with the joints now
  • Any access issues, like height or stairs
  • The rough size of the job

Call for a quick quote, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved.

Different surfaces, different methods

uPVC windows

Some uPVC windows were sealed at fitting with a quick bead that never bonded. We cut it out, back any deep gaps and reseal properly.

Aluminium frames

Aluminium needs a sealant that bonds to coated metal, and acetoxy silicones aren’t used, as they can attack some metals. Neutral-cure sealant is the safe choice.

What we are called out for in Gallowgate

Some failures date back to when the windows were fitted. Sealant run over dust, wet brick or loose mortar didn’t grip properly, so it comes away long before its time.

These are the problems we are asked about most:

  • Mastic that has split away from the wall
  • Cold air getting in at the frame edge
  • Rain getting in at the frame or under the sill
  • A bead that doesn’t match the frame

Managing a site like St Mungo's Academy? Then the mastic around its windows and doors needs looking after like any other building’s.

Comparing quotes

  • Are they insured?
  • Whether they seal over old material or remove it
  • What happens if the job turns out different
  • Whether you can choose the colour

What sealant work cannot fix

Some problems need a builder, plumber or other trade rather than us:

  • Penetrating damp from a failed cavity tray or render
  • Draughts through the window seals rather than the frame
  • Rotten timber, which needs a joiner first

Not sure which it is? You can drop us a line at info@mrmastic.co.uk and we will tell you honestly before booking.

Joints and surfaces we work on

  • Aluminium frames
  • Timber windows & doors
  • Window sills
  • Composite doors

Why act early in Gallowgate

The work is quick compared with the damage it prevents: it takes a few hours for a handful of frames, longer for a whole house. Leave it until water is coming in and you may need plastering and decorating as well. Wind-driven rain gets into any failed joint on the outside of a city building, and in a tall building in Gallowgate, damp can travel a long way before it shows.

What you pay reflects the work, not a rough estimate. That is why we ask a few questions first and agree the price before starting.

Why Gallowgate clients choose us

  • Domestic, commercial and hotel work
  • Every job guaranteed for a year
  • Over 20 years’ experience

Gallowgate: your questions answered

Do you work for landlords with property near Bellgrove station?

Yes, landlords and agents are among the people we work for. You can email us at info@mrmastic.co.uk with the details for a clear quote.

Who arranges sealant work on the shared parts of a tenement in Gallowgate?

It usually goes through the owners together, or through the factor if the building has one. The Tenements (Scotland) Act 2004 covers the common parts where the deeds do not, and we can quote for the factor or the owners directly.

Which products do you use?

We choose the sealant for the joint, not the other way round. Movement, water and weather all affect the choice, and we’ll explain our choice.

Where do you work from?

Our base is Crawley. Our area covers South East England, London and Scotland.

What information do you need?

Where the job is, what the problem is and roughly how big it is. Photos by email help too.

Do the sealants smell?

There can be a smell while the sealant cures, which fades as it sets. Ventilation helps.

Can you seal the gap between the frame and the plaster indoors?

Yes. Draughts often come through the inside gap too, so sealing both is often worthwhile.

Do you guarantee window mastic?

Yes, with our one-year guarantee. A yearly look at the joints helps them last.
