Looking after it afterwards
No joint lasts for ever, but care makes a real difference. A few tips:
- Make sure the drainage slots aren’t blocked
- Keep paint and stain on wooden frames in good order
- Don’t use solvent cleaners on the joint
- Use gentle cleaners on frames and sealant
On timber frames, keep the paintwork in good order, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Leaks usually show up in wet, windy weather, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.
Window mastic in Freezywater, done properly
From a single sill to a whole house of windows, the work is priced before anything is done. Just ring 0345 464 0079 or drop us an email and tell us how many frames there are and how they’re reached. We work on patio & French doors, window sills and uPVC windows, and people most often call us about black, perished sealant on frames and hard, cracked sealant around windows.
Around Freezywater, conservatories, garden rooms and patio doors are often part of the house. Those joints need the same attention as the main windows.

Leave it or put it right?
Running fresh sealant over the old joint is tempting, but it will not grip old, dirty sealant. It soon lifts and the leak carries on behind it. Proper resealing starts with removing the old joint. In a smaller place like Freezywater, wherever a wall is exposed, a failed outside joint is a real source of damp. Indoors, a failed seal lets water into floors and panels as it would anywhere.
Instead of a standard rate, we price the job in front of us: the amount of work, the old material and the access. You will know the price before we begin.
Why us?
- Anti-fungal silicone where joints get wet
- We agree the colour with you first
- ARBOMaster approved applicator

When it isn’t the sealant
In fairness, there are a few things sealant won’t fix:
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Draughts through the window seals rather than the frame
- Broken hinges, locks or handles
If you are not sure, just phone 0345 464 0079 or send us an email and we will give you a straight answer before booking.

Should I try it myself first?
Not every job suits DIY: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
If you are set on DIY, put the effort into preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
What happens on the day
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes anything from an hour or two to a full day, depending on how many frames there are, depending on the amount of work. A visit to Freezywater is planned like any other: the time, the access and where to park are agreed in advance. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- We check how each frame can be reached safely.
- All the failed sealant is cut away.
- The surfaces are cleaned and left dry, and primed where the sealant calls for it.
- Deep voids are backed, then the sealant is gunned in.
- The joint is shaped to shed water and the area tidied.
How to prepare
- Tell us about access, such as stairs, a lift or high-level joints
- Try not to wet indoor joints just before the visit
- Clear items away from the joints we’re working on

Common questions in Freezywater
Can you help a landlord with a rental near Enfield Lock station?
Yes, rental work is part of what we do. You can ring 0345 464 0079 or send us an email with the address and a few details, and we will give you a fixed price before any work starts.
Will you come out to Freezywater?
Yes. Freezywater is within the area we cover, which takes in towns, villages and rural addresses. We work across London and the South East. Just mention lanes, gates or anything else about the route when you book.
How many windows can you do in a day?
Allow a morning for a couple of windows and a door. Access and the amount of old mastic make the biggest difference.
What do you need from me for a quote?
Where the job is, what the problem is and roughly how big it is. If you can, email a few photos.
Is the new sealant paintable?
That depends on the product. Some hybrid sealants can be painted; silicone can’t. Tell us if you are decorating and we will choose accordingly.
Do you work for hotels and businesses?
Yes. We work in offices, washrooms, hotels and other commercial premises, as well as homes. Working times can be discussed when we quote.
How long before the joint can be used?
Different products cure at different speeds, so follow the cure time we give you.

Freezywater homes and the weather
Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind. With historic houses such as Forty Hall (about 1.7 miles west) nearby, there’s older building stock in the area around Freezywater as well as newer homes. Where a home is older, older timber frames in brick or stone need a different approach from a modern uPVC window.
Homes close to Ss Peter and Paul Church include some older properties, and replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Keys Meadow Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. If you let a flat or house near Enfield Lock station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What affects the cost of window mastic
There’s no set price list, because no two jobs are the same. The quote depends on:
- How many rooms, windows or areas are involved
- How much old sealant there is and how hard it is to remove
- The size of the job
- The product the joint needs
Every job is a little different, so we quote each one individually. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.

- Photos by email, if that is easy
- The problem you’ve noticed
The more we know about the job, the more useful the quote. Tell us where the job is, what’s wrong and how much there is, and add photos by email if you can.
