Remedial sealant in Freezywater

Remedial sealant in Freezywater: local notes

Hard water is the norm across most of the South East, so limescale builds up on sealant, grout and fittings, and it has to be cleaned off before new sealant goes in.

Homes close to Ss Peter and Paul Church include some older properties, and older homes can move a little, which is hard on rigid grout and tired sealant. For site and facilities teams at buildings such as Keys Meadow Primary School, its toilets, changing areas and kitchens need their sealant renewed like any other building’s.

Freezywater is about 2 miles west of Waltham Abbey, in Hertfordshire. Our applicators cover remedial sealant for homes and businesses in Freezywater. Freezywater is one of 381 towns and villages in Hertfordshire we cover for remedial sealant. For nearby work, see our London page (13 miles or so).

Work in EN3, EN8 and EN1 works the same way as everywhere else we cover. Local streets include Park Road, Unity Road and Holly Road, all of which we cover. Remedial sealant in Freezywater, done properly

A joint that keeps failing usually has a reason. Movement, the wrong product or a leak from somewhere else will beat any new bead. We look for the cause before we reseal. If you are dealing with smears and lumps from a botched reseal and repeat leaks from the same joint, we can help.

In a smaller place like Freezywater, homes are mostly houses and bungalows rather than flats, from older cottages to newer builds. Sealant and grout wear out here just as they do in a big town.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

DIY sealant or a professional job?

Some jobs are best left to a professional: work at height, external movement joints, fire-rated sealant and large areas call for the right materials, safe access and experience.

If you’ve already had a go yourself, that is fine. We cut it out and start again.

What happens if it’s left?

Adding more sealant is the usual quick fix, and it rarely works. It cannot bond to what’s underneath, so the leak carries on and there’s now more to remove. Around Freezywater, water from a failed joint in an older home can soak into timber and plaster, which is far harder to put right than the sealant itself.

Some things make a job bigger or smaller: the old material and how easily it comes out, any mould to treat, and whether we need extra access for height. We take all of that into account in your quote.

What affects the cost of remedial sealant

Jobs vary more than people expect. What affects the quote:

  • The old material and how stubborn it is
  • The product the joint needs
  • The number and length of the joints
  • Whether there’s mould to deal with

There are no prices on our website, because the cost depends so much on the job itself. For a quick quote, please call 0345 464 0079 or drop us an email.

Helping us quote

The more you tell us, the more accurate the quote. When you ask for a quote, tell us:

  • The problem you’ve noticed
  • Whether it has been sealed before
  • If it’s domestic, commercial or a hotel
  • The address or postcode of the job

Need a quote? Please ring 0345 464 0079 or drop us an email and tell us about the job. You will know what we plan to do, and what it will cost, before any work begins.

Surface by surface

Leaking trays & enclosures

When failed joints are the cause, they’re all cut out and renewed, including the screen profile and tray edges.

Over-sealed & botched joints

A botched joint can hide two or three layers of sealant, and silicone residue is cleaned off the tiles too. Only a clean joint will take a new bead.

The process

We bring everything the job needs with us. Once we’ve agreed what’s being done, we protect the area and start. It normally takes a few hours for a typical bath or shower, longer where several layers have been applied. In a smaller place like Freezywater, parking is seldom the issue; lanes, gates and long drives are worth mentioning. For outside work, side access and the height of the joints help us plan.

  1. Surrounding tiles, trays and frames are protected first.
  2. Every layer of failed sealant is stripped out.
  3. We clean and degrease the joint and look for signs of movement or water.
  4. New sealant goes in once the joint is dry, and is tooled smooth.
  5. We give you the cure time and explain what caused the failure.

Getting ready for the visit

  • Mention any tricky access
  • Let us know about earlier repairs to the joints
  • Tell us about any water getting in

Advice

Keeping the joints in good condition

A little care helps the new joints last. Our advice:

  • Ask why a joint failed before redoing it
  • Don’t add new sealant on top of old
  • Keep bleach and abrasives off the bead
  • Air the bathroom so the sealant can dry

Ventilation keeps mould away from the new bead: use the extractor or open a window after showering.

Signs to act on: sealant lifting at the ends, a second bead visible on top of the first, black mould under the silicone, or stains below a bathroom. Any of them means it’s time for remedial work.

Freezywater: your questions answered

Will you come out to Freezywater?

Yes, smaller places are covered as well as towns. Our work covers London and the South East. Let us know about access, parking and anything unusual about getting there when you book.

Do you work for landlords with property near Enfield Lock station?

Yes, we work for landlords and letting agents. Just phone 0345 464 0079 or drop us an email and tell us about the property, and we will give you a clear price.

How long does remedial resealing take?

Longer than a simple reseal, because every layer has to come out. For most joints, it’s a few hours, and we confirm the time with your quote.

Do you remove the old sealant?

Yes. We cut out all the old sealant and clean the joint before resealing.

What information do you need?

Only a few details: the address or postcode, what’s wrong and any access issues. Then phone 0345 464 0079 or drop us an email.

My shower still leaks after a reseal. Can you sort it?

Yes. We will take all the sealant out, look for why it failed and reseal it properly.

Do you offer different sealant colours?

Yes. Sealants come in white, clear, grey and other colours, and we agree the colour with you before work begins.

Do you hold any approvals?

Yes. We’re an ARBOMaster approved applicator, the approved applicator scheme for Arbo sealants.

Common problems we fix in Freezywater

Joint depth matters. A bead bonded on three sides, or laid too thick, cannot flex, and tears at the first real movement. Backing rod or bond-breaker tape prevents it.

The most common problems we see are:

  • Black mould underneath the bead
  • Sealant peeling off a dusty or damp surface
  • Gaps opening along the back of the worktop
  • Products that weren’t meant for the joint

Letting a property close to Enfield Lock station? Then failed or mouldy sealant is worth putting right between tenancies, before it turns into a leak.

What your quote should include

  • What the cure time is
  • Whether you can choose the colour
  • How long the guarantee is
  • How hidden problems are handled
