Can parking be tricky for a visit in Fitzrovia?
In much of London, parking needs planning: a visitor permit or a bay close to the door helps a lot.
How much does window mastic cost in Fitzrovia?
There’s no set price, as it depends on the job: its size, the old material, access and the product needed. You’ll get a clear quote before we start.

Window mastic in Fitzrovia, done properly
Every window and door frame has a gap around it, and mastic is what closes it. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. We’re often asked to deal with water coming in at the bottom corners of a door and gaps left after new windows were fitted, on patio & French doors, window sills and composite doors.
Many London homes are flats, with windows high above the street. Who looks after the outside of the frames can depend on the lease, so check that first, and access in Fitzrovia is something to talk through when you book.

DIY sealant or a professional job?
The difference is mostly in the preparation and the product. We take joints back to clean, dry surfaces, and the sealant is chosen for how the joint moves and where it is, then guaranteed for a year.
If you do try it yourself, take your time over the preparation: remove every trace of old sealant, clean and dry the joint, and follow the product’s cure time. If it fails, we can still redo it.
Honest limits
Honest advice matters more to us than a booking, so here’s what sealant can’t fix:
- A frame that has rotted at the joint
- Faulty window hardware
- Misting between the panes of a double-glazed unit (that needs a new unit)
If in doubt, call 0345 464 0079 or send us an email and we’ll say what we think before booking.
Joints and surfaces we work on
- Composite doors
- Patio & French doors
- Window sills
- Aluminium frames
- Timber windows & doors
- uPVC windows
How to look after the new joints
Joint life depends on how it’s used and looked after. We suggest:
- Keep drainage slots and sill grooves clear
- Keep timber frames painted
- Do not paint over the silicone
- Avoid blasting the frames with a pressure washer
Clean the frames with mild soapy water, and avoid solvent cleaners on the sealant.
Water gets in quietly when mastic fails. Often the first sign is a damp patch inside or flaking paint on the reveal. Early resealing stops it reaching that point.
Windows and doors in Fitzrovia
With historic houses such as Handel Hendrix House (about 0.8 miles south-west) nearby, there’s older building stock in the area around Fitzrovia as well as newer homes. Where a home is older, older frames set in brick or stone need a sealant that suits them, and sometimes that’s traditional sand mastic. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.
As a London address, Fitzrovia can be tricky for parking: tell us about permits, visitor bays or off-street space when you book. If you look after a building such as All Souls CofE Primary School, its window and door frames need their mastic kept sound, just like a home’s.

What we’re called out for in Fitzrovia
Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That’s what backing rod is for.
Any of these means the joints need attention:
- Whistling draughts around closed windows
- Sealant in the wrong colour for the frame
- Untidy mastic left by window fitters
- Draughty joints inside around the window
Letting a property close to London Euston station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.
What your quote should include
- Are they insured?
- What the quote includes, VAT included or not
- Which colour the sealant will be
- What guarantee comes with the work
What affects the quote in Fitzrovia
The quote reflects the job in front of us. We take into account:
- Access and height
- When we can work, for business premises
- Mould in or behind the old joints
- The old material and how stubborn it is
There are no prices on our website, because the cost depends so much on the job itself. Call for a quick quote.
What to tell us for a quote
The more you tell us, the more accurate the quote. When you get in contact, it helps to mention:
- What’s wrong with the joints now
- Whether it has been sealed before
- Roughly how big the job is
- Whether it’s a home or a business
We quote each job on its own, so start by telling us what you need. Just call 0345 464 0079 or drop us an email with the details and send photos if you have them.
The process
Once we’re on site, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes anything from an hour or two to a full day, depending on how many frames there are. In Fitzrovia, as in most of London, parking needs a little planning. It helps if you can point us to a visitor permit or a bay close to the door.
- Each frame is looked over and we agree which ones need resealing.
- We remove the old mastic and clean the frame edge and wall.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
Preparing for the visit
- Let us know if you’ve seen damp or leaks
- For indoor joints, keep the area dry beforehand if you can
- Move anything stored near the joints

Why act early in Fitzrovia
Choosing the product is half the job. Decorators’ caulk and bathroom silicone are not designed for outside joints that move. An exterior, low-modulus sealant stays flexible in sun and frost. In a flat in Fitzrovia, failed sealant seldom stays inside your own four walls: water from a shower or window joint can reach the flat below, and gaps in fire-stopping matter to everyone in the building.
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you’re not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.
