How we handle window mastic in Coylton
Mr Mastic’s applicators have more than 20 years’ experience with window and door sealants. We are fully insured ARBOMaster approved applicators, and every job is covered by a 12-month guarantee. Common call-outs are for gaps where the sill meets the wall and damp patches on the reveal after heavy rain, across window sills, aluminium frames and composite doors.
Many older Scottish homes still have timber windows set into stone walls. The sealant has to suit the stone, which rules out acetoxy silicones that can mark or attack it.
The work is guaranteed for twelve months. If something isn’t right with it in that time, tell us and we will put it right.

What window mastic looks like in Coylton
Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and sound outside sealant is part of that. Sash and case windows are common in older Scottish homes, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.
In the older streets around Old Parish Church and Graveyard, frames set in older brick or stone need a sealant that suits the wall as well as the frame. For landlords with property near Ayr station, cracked frame mastic tends to show up as a draught or damp complaint, so it’s worth checking between lets.

What we do, step by step
On the day, we start by going over the job with you. We protect the surfaces around the joints before work begins. The work usually takes a morning for a couple of windows and a door. In smaller Scottish places, parking is generally less of an issue than access and distance. Let us know how to find you and how to reach the joints.
- We check each frame and agree which ones need doing.
- The old mastic is cut out and the surfaces cleaned back.
- Deep gaps are filled with backing rod to set the depth.
- A flexible, weatherproof sealant is applied in a colour to suit the frame.
- We clear up and check every joint is fully closed.
Getting ready for the visit

Related advice
Different surfaces, different methods
Composite doors
If the door itself is draughty, the issue may be the door seals or hinges rather than the frame mastic. We seal the frame and let you know about anything else.
Timber windows & doors
On period timber windows, traditional sand mastic is sometimes the better choice. We can talk through the options.

Landlord and commercial work in Coylton
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can go on one quote.
A neglected joint can let water reach the structure, which is a bigger problem in a rented property. Keeping joints in good order is simple maintenance that we can handle for you.
Honest limits
We’ll always be straight with you, so here’s what new sealant won’t do:
- Soft or decayed wood in the frame
- Draughts through the window seals rather than the frame
- Damp coming through the wall itself rather than the frame joint
If you’re not sure, just email us at info@mrmastic.co.uk and we will give you a straight answer.

How to look after the new joints
Aftercare is simple, and it makes a real difference:
- Keep solvents and bleach off the sealant
- Clear any debris from frame drain holes
- Wash the frames with mild soapy water
- Keep jet washers away from the mastic
Timber frames need their paint kept up, because bare, wet timber moves more and pulls at the joint. Keep paint off the silicone itself.
Signs to watch for: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
DIY sealant or a professional job?
Too much sealant is as bad as too little. A heavy bead looks messy and copes badly with movement, and the joint depth matters as much as the finish.
Sealing over old silicone is the commonest DIY error. New silicone won’t bond to old, so it peels away and traps moisture behind it. Everything old must be removed first.
