Window mastic for homes and businesses in Cooling

A cold draught around a closed window often comes from the frame edge. A new joint stops the air getting through. If the draught is through the window seals instead, we’ll tell you. If you’re dealing with a bead that doesn’t match the frame and black, perished sealant on frames, we can help.

Around Cooling, many homes face open ground, so their windows and doors take the full weather. Exposed frames and sills lose their mastic sooner than sheltered ones.

We guarantee the work for a year. If there’s a problem with our work within the year, let us know and we will sort it.

When something else is needed

Sealant isn’t the answer to every problem, and we will tell you before any work starts. It won’t solve:

  • Damp problems in the wall away from the window
  • Faulty window hardware
  • Rotten timber, which needs a joiner first

Not sure which it is? You can ring 0345 464 0079 or email us and we will tell you honestly before you book.

Surfaces we seal

  • Patio & French doors
  • uPVC windows
  • Window sills
  • Timber windows & doors
  • Composite doors
  • Aluminium frames

What we’re called out for in Cooling

Joints that are too thin or too deep fail early. A skim of sealant over a wide gap soon tears, and a gap filled solid can’t flex. That’s what backing rod is for.

Look out for any of the following:

  • Draughty joints inside around the window
  • Sealant in the wrong colour for the frame
  • Mastic that is falling out in pieces
  • Hard, cracked sealant around windows

For an older house near a landmark such as St James' Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

Questions to ask before booking

  • When the joint can take water or movement
  • How hidden problems are handled
  • Who turns up on the day
  • How the joint is cleaned and prepared

Our hiring checklist

What affects the quote in Cooling

There’s no set price list. What we look at:

  • The type of sealant required
  • Mould in or behind the old joints
  • Whether the work is at height
  • Any working-time requirements on site

Rather than a set price list, we price the job in front of us: the amount of work, the old material and the access. The price is agreed before we begin.

Helping us quote

What to tell us when you ask for a quote:

  • The problem you’ve noticed
  • Roughly how big the job is
  • Any previous sealing or DIY work
  • The address or postcode of the job

For a quick quote, get us on the phone, or email us if that is easier. Describe what needs sealing and we’ll explain what’s involved before giving you a price.

Should I try it myself first?

A DIY attempt doesn’t rule out a professional job. We cut it out and start again, so tell us about it when you ask for a quote.

The difference is mostly in the preparation and the product. Joints are cleaned back to sound surfaces and dried, and the sealant is matched to the joint and its conditions, and the work is guaranteed for a year.

Looking after it afterwards

To keep the joints looking good and working properly:

  • Air rooms to keep condensation down around windows
  • Don’t use solvent cleaners on the joint
  • Make sure the drainage slots aren’t blocked
  • Walk round the house once a year and look at the joints

Silicone can’t generally be painted, so mention any painting plans before any work starts. There are paintable sealants for joints that need it.

Wet, windy weather is when failed mastic shows itself, but sealant goes on best when frames and walls are dry. Sorting cracked mastic early means the joint is sound before the bad weather.

What window mastic looks like in Cooling

Cooling is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Compared with the north and west, the South East gets less rain, but outside sealant still needs a dry, clean surface, so outdoor work is planned around the forecast.

If you let a flat or house near Higham station, renewing tired window mastic between tenants heads off draught and damp complaints.

Cooling is about 5 miles north of Rochester, in Medway. We carry out window mastic for homeowners, landlords and businesses in Cooling, as part of our work across Medway. Our Medway coverage runs to 68 places, Cooling among them. You can also see our page for Chelmsford, roughly 20 miles from Cooling.

All of ME3 is within our area for window mastic. We cover properties on Main Road and Cooling Road. If you’re just outside Cooling, we cover Cooling Street (1 mile south-west), High Halstow (2 miles east), Sharnal Street (2 miles south-east), Fenn Street (2 miles east) and Chattenden (2 miles south). We also work in nearby towns such as Gillingham (6 miles south), Chatham (7 miles south), Rochester (5 miles south), Rainham (7 miles south-east), Strood (5 miles south-west) and Luton (6 miles south).

Local landmarks in Cooling

Patio & French doors

Patio and French doors have the longest joints on most houses. The threshold and the bottom corners take the most water, so we pay close attention there.

Aluminium frames

Coated aluminium needs a compatible sealant and we avoid acetoxy silicones, which can react with some metals. Neutral-cure sealant is the safe choice.

Questions from Cooling

Do you cover smaller places like Cooling?

Yes, Cooling is covered. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Can you help a landlord with a rental near Higham station?

Yes, we work for letting agents and landlords. You can phone 0345 464 0079 or drop us an email with the address and a few details, and we’ll give you a fixed price before any work starts.

Do you have sealant for grey or black windows?

Yes, in most cases. Mention the frame colour when you ask for a quote and we will match it as closely as we can.

Where are you based?

Mr Mastic is based in Crawley. Our applicators cover Cooling.

What sealant do you use?

Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference, and we’ll explain our choice.

Do you work for hotels and businesses?

Yes. Hotels, offices and other businesses use us, and we’re fully insured.

Is there any odour?

Some sealants have a smell while they cure. Ventilation helps.

How long will my window job take?

The work takes most of a day for a typical house, less for a few frames. Access and the amount of old mastic make the biggest difference.

How the visit works

There’s no need to move everything out before we come, only the area right around the joints. Everything nearby is protected, and the job takes most of a day for a typical house, less for a few frames in most cases. For a village or hamlet like Cooling, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.

  1. We check how each frame can be reached safely.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Deep voids are backed, then the sealant is gunned in.
  5. We tool the joint so water runs off, then clear up.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children
  • Tell us about any water getting in
  • For business premises, tell us about site rules or sign-in
