Window mastic in Chattenden
Around Chattenden we seal all kinds of frames: uPVC, aluminium, timber and composite, along with patio doors, French doors and sills. Each gets a sealant chosen for the frame and the wall it meets. Common call-outs are for untidy mastic left by window fitters and cold air getting in at the frame edge, across aluminium frames, patio & French doors and timber windows & doors.
Homes in small places like Chattenden often stand in the open, with little to shelter their windows from wind and rain. That exposure dries out and cracks the mastic around frames and sills faster.
There’s a 12-month guarantee on every job.

Chattenden homes and the weather
Chattenden is close to the coast, where wind-driven rain is a fact of life and, nearer the shore, so is salt air. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. With historic houses such as Restoration House (about 2.6 miles south-west) nearby, there’s older building stock in the area around Chattenden as well as newer homes. In older buildings, older timber frames in brick or stone need a different approach from a modern uPVC window.
Schools such as Chattenden Primary School are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. For landlords with property near Strood station, renewing tired window mastic between tenants heads off draught and damp complaints.

What we do, step by step
When we arrive, we look over the joints with you first, so there are no surprises. Surfaces next to the work are protected before work begins. The work usually takes a few hours for a handful of frames, longer for a whole house. Somewhere as small as Chattenden, access is often the only tricky part. If the job is outside, mention outbuildings, exposed walls and how to reach them.
- First, we go round the frames with you and agree the list.
- The old mastic is cut out and scraped back to clean surfaces.
- Where the gap is deep, backing rod goes in first.
- A flexible exterior sealant is applied in a colour to suit the frame.
- We tool each bead neatly and check every joint is closed.
How to prepare
- Mention any parking rules near the property
- Keep children and pets away from the work area
- Mention any sign-in or site rules at work premises

Related advice
Common problems we fix in Chattenden
Timber windows bring their own problems. Old mastic gets painted over and cracks under the paint, and timber moves with moisture as well as temperature.
Keep an eye out for these signs:
- Draughty joints inside around the window
- Mastic that is falling out in pieces
- Rain getting in at the frame or under the sill
- Leaking joints at the ends of sills
In the older streets around Bishop Gundulph Church, the windows may be timber, sash or later replacements, and each needs the right sealant against the wall.

When it is not the sealant
We will not take on work that won’t last, so here’s what sealant can’t put right:
- Worn gaskets, brush seals or a door that has dropped
- Misting between the panes of a double-glazed unit (that needs a new unit)
- A sash or casement that won’t close properly
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly before you book.

How to look after the new joints
To keep the joints looking good and working properly:
- Clean frames with a soft cloth and soapy water
- Do not paint over the silicone
- Make sure the drainage slots are not blocked
- Walk round the house once a year and look at the joints
Keep sill grooves and drainage slots clear, so water can run away instead of sitting against the joint.
Look out for the warning signs: split or missing mastic, gaps, damp patches inside or black mould on the reveal. If you notice one, it’s time to get the joint looked at.
How we quote for window mastic
Every job gets its own quote. These are the things that affect it:
- Whether the work is at height
- The product the joint needs
- How much there is to do
- The number of rooms or windows
What you pay reflects the work, not guesswork. That is why we ask about the job first and give you a clear quote before we start.
What to tell us for a quote
Photos by email are helpful but not essential. Please mention:
- Where the property is
- Access, such as stairs, a lift or height

DIY versus a professional finish
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs call for the right materials, safe access and experience.
A DIY attempt doesn’t rule out a professional job. We remove it and do the joint properly, so tell us about it when you ask for a quote.
Chattenden: your questions answered
Do you cover smaller places like Chattenden?
Yes, we do. Our work covers London and the South East, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.
Does living near the coast affect window mastic in Chattenden?
Near the coast, wind-driven rain and, nearer the shore, salt air make outside sealant work harder. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Do you do commercial work?
Yes. We’ve worked for hotels, offices and other businesses and we are fully insured.
Should I try DIY first?
You can, for simple jobs. Preparation is everything: all the old sealant out, and a clean, dry joint. If it doesn’t work out, we can redo it.
Are you ARBOMaster approved?
Yes. ARBOMaster is the approved applicator scheme for Arbo sealants, and we are part of it.
Do you have insurance?
Yes. Mr Mastic is fully insured.
Do you work for letting agents?
Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.
Does someone need to be in?
For indoor joints, yes, someone needs to let us in. After that, you can carry on with your day.
