About our window mastic in High Halstow
Some gaps around frames are far deeper than they look. Filling it with sealant alone leaves a joint that can’t move properly, so deep gaps get backing rod first. The sealant then grips the two sides it should. If you’re dealing with a bead that doesn’t match the frame and whistling draughts around closed windows, we can help.
Somewhere as small as High Halstow, older homes often have timber frames set in stone or brickwork. Not every older frame suits a modern silicone bead, and sometimes a traditional sand mastic is the better choice.

Landlord and commercial work in High Halstow
Failed sealant is one of the commonest items on a check-out report, and it’s easy to sort out between tenants. Several properties can be quoted together.
We regularly work with letting and managing agents. Tell us the address, the job and how access works and we will give you a quote.
What sealant work cannot fix
Before you book, it’s worth knowing the limits:
- Draughts through the window seals rather than the frame
- Soft or decayed wood in the frame
- Penetrating damp from a failed cavity tray or render
If you are not sure, just ring 0345 464 0079 or email us and we’ll give you a straight answer.

Aftercare tips
A little care helps the new joints last. Our advice:
- Keep drainage slots and sill grooves clear
- Do not use solvent cleaners on the joint
- Keep paint and stain on wooden frames in good order
- Keep jet washers away from the mastic
Timber frames need their paint kept up, since wood that gets wet swells and shrinks more. Keep paint off the silicone itself.
Look out for the warning signs: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. Any of these is worth a call.
High Halstow questions
Is window mastic in a coastal place like High Halstow any different?
Coastal weather is harder on outside sealant: there’s more wind-driven rain and, closer to the shore, salt in the air. Choosing the right sealant for the frame and wall, laid at the right depth, helps it last.
Will you come out to High Halstow?
Yes. High Halstow is within the area we cover, which takes in towns, villages and rural addresses. Our work covers London and the South East. Just mention lanes, gates or anything else about the route when you book.
When is the sealant fully cured?
Most sealants are touch-dry well before they’re fully cured. We’ll tell you how long to leave the joint.
Can you quote for more than one area?
Of course. Combining jobs makes good use of the visit.
How many windows can you do in a day?
A handful of frames is a short visit. You will get a timescale with the quote.
I rent my home. Can I book you?
We are happy to deal with the tenant, landlord or agent. Get your landlord’s agreement first.
What should I tell you?
Just the basics: where it is, what you’ve noticed and how we reach it. After that, simply phone 0345 464 0079 or send us an email.
Will it make a mess?
No. We protect the surfaces around the joints, and we tidy up before we go.
Leave it or put it right?
Redecorating is a good moment to renew the mastic. A clean new bead makes new paint or render look finished. In a small place like High Halstow, homes can be exposed to wind and rain, which finds any gap, and damp in older walls is slow to dry out.
Every job is a little different, so each one gets its own quote. The number of joints, how easy they are to reach and the sealant needed all make a difference, and we’ll explain the quote if you ask.
What you get with us

DIY versus a professional finish
Not every job suits DIY: work at height, external movement joints, fire-rated sealant and large areas need the right product, the right access and the right method.
A careful DIYer can reseal a simple joint, such as a straightforward joint indoors. Where it goes wrong is sealing over the old bead, working on a wet joint or overloading the gap.
What affects the cost of window mastic
Jobs vary more than people expect. What affects the quote:
- Working hours on commercial sites
- How many areas need sealing
- Whether old sealant or filler has to be cut out
- The product the joint needs
A failed joint rarely gets cheaper to fix by waiting, because water and mould keep working on it. If you are not sure whether it needs doing, call 0345 464 0079 or drop us an email for an honest opinion and a quote.
Helping us quote
What to tell us when you ask for a quote:
- What’s wrong with the joints now
- The rough size of the job
- Any previous sealing or DIY work
- Where the job is, and your postcode
Getting a quote is simple: tell us what needs doing and where and its rough size. Photos by email help us understand the job, and we’ll take it from there.

Frames and glazing around High Halstow
High Halstow is within about 3 miles of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That is hard on the mastic around window and door frames, especially on the side facing the sea. The South East is one of the drier parts of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
Schools such as High Halstow Primary Academy are buildings too, and its window and door frames need their mastic kept sound, just like a home’s. Rented homes near Gillingham (Kent) station change hands often, and sound mastic around windows and doors keeps out the draughts and damp that tenants notice first. Homes close to Church of St Margaret include some older properties, and the joint between an old wall and a newer frame is generally the first place rain gets in.

How the visit works
At the end, we look at the finished work together and explain the cure time. The visit itself normally takes a few hours for a handful of frames, longer for a whole house, depending on the size of the job. For a village or hamlet like High Halstow, the journey is planned in advance: tell us about narrow lanes, gates, long drives and where we can park. Everything for the job comes with us, so a second trip is avoided where possible.
- First, we go round the frames with you and agree the list.
- We remove the old mastic and clean the frame edge and wall.
- Deep gaps get closed-cell backing rod to set the depth.
- The new sealant goes on in white, brown, anthracite grey, black or clear to suit.
- Every joint is tooled smooth and checked before we leave.
Before we arrive
- Move anything stored near the joints
- Let us know about parking restrictions
- For indoor joints, keep the area dry beforehand if you can
