Window mastic in Clynelish

Colour matters on a frame. White, brown, anthracite grey, black and clear sealants are all available, so the bead blends with the window rather than framing it. If you’re dealing with draughts coming in around windows and doors and cracked or shrunken mastic around the frame, we can put it right, on composite doors, uPVC windows and timber windows & doors alike.

In and around a place like Clynelish, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill.

A one-year guarantee comes with the work, just as it does everywhere we cover.

Common questions in Clynelish

Does living near the coast affect window mastic in Clynelish?

Near the sea, outside joints face more wind, rain and salt than they would inland, so the choice of sealant and the preparation matter even more. Walls facing the sea are generally the first to need attention.

Will you come out to Clynelish?

Yes, Clynelish is covered. We work across all of Scotland, and smaller places are part of that. The journey is planned ahead, so it helps to know about access.

Do you take out the old sealant first?

Yes. We cut out all the old sealant and clean the joint before resealing.

When is the sealant fully cured?

Different products cure at different speeds, so follow the cure time we give you.

How long does it take to reseal the windows on a house?

The work takes a few hours for a few frames, or a day or more for a whole house. Access and how stubborn the old mastic is affect the time most.

How much does window mastic cost in Clynelish?

Size, access and the old material all affect the cost. Ask us for a quote.

Can landlords and businesses book you?

Yes, regularly. We can quote for several properties at once, and between tenancies is a good time for the work.

Do I have to be there?

Access is agreed with you when the job is booked. Indoors, that generally means someone at home.

Why it’s worth doing now in Clynelish

Running fresh sealant over the old joint is tempting, but new sealant cannot bond to old, crumbling mastic. It soon lifts and the leak carries on behind it. The old mastic has to come out. In a place like Clynelish, small leaks are easy to put off, but water through a failed joint keeps working away until it’s fixed.

We don’t show prices on the website, because each job is priced on what it involves. For a quick quote, please email us at info@mrmastic.co.uk and we will talk you through it.

Why book with us

Looking after it afterwards

A little care helps the new joints last. We recommend:

  • Clean frames with a soft cloth and soapy water
  • Keep solvents and bleach off the sealant
  • Don’t aim a pressure washer at the joints
  • Check the mastic once a year

Most silicone sealants won’t take paint, so if you are planning to paint the frames or walls, tell us beforehand. We can use a paintable sealant where that matters.

A small gap around a frame only grows. As the old mastic shrinks further, more air gets through, and heat escapes around the frame. Resealing closes it.

What window mastic looks like in Clynelish

Clynelish is within about 1 mile of the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. That’s hard on the mastic around window and door frames, especially on the side facing the sea. Under the Repairing Standard, private landlords in Scotland have to keep homes wind and watertight, and failed outside joints work against that.

Letting a property close to Brora station? Then sound mastic around windows and doors keeps out the draughts and damp that tenants notice first.

When to call us in Clynelish

Some failures date back to when the windows were fitted. Mastic laid onto dusty, damp or crumbling surfaces didn’t grip properly, so it comes away long before its time.

Common reasons people contact us are:

  • Draughts coming in around windows and doors
  • Sealant in the wrong colour for the frame
  • Damp patches on the reveal after heavy rain
  • Old mastic that has gone black or come away

In and around Clynelish, as anywhere, good window mastic starts with a clean, dry, properly prepared joint.

How it works

On the day, there’s very little for you to do. Point us to the joints and we’ll get on with it. The job generally takes a few hours for a few frames, or a day or more for a whole house, including the tidy-up. For a place like Clynelish, longer drives are planned in advance. Tell us about tracks, gates, a ferry crossing or anything unusual about getting there.

  1. We start by checking each window and door with you.
  2. Next the failed sealant is cut away and the joint cleaned.
  3. Where gaps are deep, backing rod goes in first.
  4. We apply a weatherproof sealant to match the frame and tool it neatly.
  5. Every joint is checked before we leave.

Preparing for the visit

  • Plan for the work area to be out of bounds to pets and children

  • Mention any tricky access
