Chatham Waterfront Window Mastic
Specialist window mastic for Chatham Waterfront: the right sealant, proper preparation and a neat finish. Ask us for a quick quote.
- A bead that doesn’t match the frame
- Cracked internal joints between frame and plaster
- Cracked sealant at the sill ends
Why act early in Chatham Waterfront
Getting a straight, even bead on an outside frame takes practice, especially on upper floors. A professional job is cut out properly, backed where needed and finished neatly, in a sealant suited to the wall. In a smaller place like Chatham Waterfront, wherever a wall is exposed, a failed outside joint is a real source of damp. Inside, a split seal lets water into floors and panels just as it would anywhere.
What you pay reflects the work, not guesswork. That is why we ask a few questions first.

Window mastic for homes and businesses in Chatham Waterfront

Just call 0345 464 0079 or send us an email and tell us how many frames there are and how they’re reached. Typical jobs include leaking joints at the ends of sills and mastic that’s falling out in pieces, across uPVC windows, composite doors and window sills.
In smaller places like Chatham Waterfront, homes range from older cottages to newer houses, with windows to match: timber, uPVC and aluminium. Each frame material needs the right sealant against the right wall.

Can I do it myself?
The biggest DIY mistake is sealing over old sealant. New silicone will not bond to old, so it peels away and traps moisture behind it. All the old material has to come out first.
Some jobs are best left to a professional: high-level joints, fire-rated gaps, external movement joints and big jobs need the right product, the right access and the right method.
Questions from Chatham Waterfront
Is window mastic in a coastal place like Chatham Waterfront any different?
Coastal homes put outside sealant through more weather than inland ones, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.
I let a flat near Chatham station. Can you help?
Yes, rental work is part of what we do. Just ring 0345 464 0079 or send us an email and tell us about the property, and we will send you a clear quote.
What sealant do you use?
Each joint gets the product that suits it. Where it moves, gets wet or faces the weather makes a difference.
Do you come to Chatham Waterfront?
Yes. We’re based in Crawley and work across South East England, London and Scotland.
Is the work guaranteed?
Yes. Every job comes with our 12-month guarantee, and we’re ARBOMaster approved applicators.
Will resealing my frames help with draughts?
Often, yes. The gap between frame and wall is a common source of draughts, and resealing inside and out closes it.
What does window mastic cost?
We do not publish prices, because the cost depends on the job: how much there is, what’s there now, how we reach it and what it needs. We agree the price before any work begins.
Are you an approved applicator?
Yes. Mr Mastic is an ARBOMaster approved applicator.
What happens on the day
On the day, there’s very little for you to do. Point us to the joints and we will get on with it. The work itself takes a few hours for a few frames, or a day or more for a whole house. For a job in Chatham Waterfront, we agree the time, the access and parking before the day. If the work is outside, the weather plays a part, as sealant needs a dry surface.
- Each frame is looked over and we agree which ones need resealing.
- The old mastic is cut out and scraped back to clean surfaces.
- Deep gaps get closed-cell backing rod to set the depth.
- A flexible exterior sealant is applied in a colour to suit the frame.
- Every joint is tooled smooth and checked before we leave.

Getting a quote
A good description makes for an accurate quote. Let us know the location, the problem and roughly how many joints.
Advice
Keeping the joints in good condition
Aftercare is simple:
- Paint up to the joint, not over it
- Keep jet washers away from the mastic
- Keep paint and stain on wooden frames in good order
- Don’t use solvent cleaners on the joint
Wipe the frames with soapy water when you clean the windows, and keep solvents and harsh chemicals off the joint.
On timber windows, water behind the joint can lead to rot. Once wood has rotted, it needs repair before it can be sealed, so it pays to reseal before that happens.
What affects the quote in Chatham Waterfront
Every job gets its own quote. This is what makes a difference:
- How much old sealant there is and how hard it is to remove
- The type of sealant required
- Access and height
- How much there is to do
We do not show prices on the website, because each job is priced on what it involves. Call for a quick quote and we will talk you through it.
Helping us quote
To make quoting easier, please include:
- Pictures of the joints, sent by email
- The problem you’ve noticed
- How many joints, rooms or windows are involved
- The type of property
For a quick quote, get us on the phone, or email us if that is easier. Tell us about the joints that need doing and we will explain what’s involved before giving you a price.
What window mastic looks like in Chatham Waterfront
Chatham Waterfront is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Rainfall in the South East is lower than in much of the UK, yet outdoor joints still have to be sealed dry, so jobs are booked with the weather in mind.
For an older house near a landmark such as Church of St John the Divine, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint. Schools such as Brompton-Westbrook Primary School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. Letting a property close to Chatham station? Then renewing tired window mastic between tenants heads off draught and damp complaints.

Honest limits
It helps to know what we cannot do:
- Faulty window hardware
- Misting between the panes of a double-glazed unit (that needs a new unit)
- Damp problems in the wall away from the window
Not sure which it is? You can ring 0345 464 0079 or email us and we’ll tell you honestly.
What we seal
- Composite doors
- uPVC windows
- Timber windows & doors
- Patio & French doors
- Aluminium frames
- Window sills
Surface by surface
Patio & French doors
Not every patio door leak is a mastic problem: blocked drain slots, worn brush seals and threshold details can let water in too. We check before we reseal.
Aluminium frames
Large aluminium doors have long joints down each side and across the head, and the bottom joint sees the most water. Each is cleaned, backed where deep and resealed.
