What happens if it’s left?

Once mastic fails, rain can get between the frame and the wall. Over time that can mean damp patches, damaged plaster and rotting timber. A reseal is a much smaller job. In an older home around Castlebay, damp from a failed joint can get into timber and plaster, which is a far bigger job than the sealant.

Leaving a failed joint normally makes the job bigger, not smaller, as water and mould keep getting in. If you’re unsure, send an email to info@mrmastic.co.uk for an honest opinion and a quote.

Window mastic in Castlebay

The mastic around a window or door seals the gap between the frame and the wall. Once that seal fails, wind and rain find the gap. Our applicators cut it out and replace it with a flexible, weatherproof sealant. If you’re dealing with untidy mastic left by window fitters and cracked sealant at the sill ends, we can put it right.

In and around a place like Castlebay, homes range from older stone-built cottages to newer houses. Wind-driven rain finds any gap around a frame or sill, so the mastic there works hard.

Big or small, you get the same one-year guarantee in Castlebay and across Na h-Eileanan Siar.

What happens on the day

When we get to you, we compare the joints with what we discussed. If we find something unexpected, we talk it through with you first. After that, the work takes a few hours for a few frames, or a day or more for a whole house. Outdoor work around Castlebay depends on the weather, as sealant needs a dry surface, so external jobs may need to move if the day turns wet. Work indoors is not affected.

  1. First, we confirm safe access to each frame.
  2. All the failed sealant is cut away, along with any loose debris.
  3. Frame and wall are cleaned and must be dry before sealing.
  4. Backing rod fills deep voids and the sealant goes in on top.
  5. We tool the joint so water runs off, then clear up.

Before we arrive

  • Try not to wet indoor joints just before the visit
  • Mention any sign-in or site rules at work premises
  • Plan for the work area to be out of bounds to pets and children

Castlebay questions

Is window mastic in a coastal place like Castlebay any different?

Near the sea, outside joints face more wind, rain and salt than they would inland, so preparation and the right sealant matter all the more. Walls facing the sea are generally the first to need attention.

Is Castlebay within the area you cover?

Yes. Castlebay is within the area we cover, which takes in towns, villages and rural addresses. Our work covers the whole of Scotland, including the islands, where work is planned around ferry crossings. Just mention lanes, gates or anything else about the route when you book.

Do you hold any approvals?

Yes. We hold ARBOMaster approved applicator status and we are fully insured too.

Where is Mr Mastic based?

Mr Mastic is based in Crawley. Our applicators cover Castlebay.

Is it worth trying it myself?

Some simple jobs can be done by a careful DIYer. The usual mistakes are sealing over old sealant, sealing a damp joint and using too much.

Can resealing stop a draught around my window?

It will if the frame joint is the problem. We find where the air is coming from before we reseal.

How long before the joint can be used?

It depends on the product and the temperature. Before we leave, we’ll tell you the cure time.

What should I tell you?

Just the basics: where it is, what you’ve noticed and how we reach it. Then send an email to info@mrmastic.co.uk.

When something else is needed

Sealant is not the answer to every problem, and we’ll tell you before work begins. It won’t solve:

  • Broken hinges, locks or handles
  • A frame that has rotted at the joint
  • A door that needs adjusting, rehanging or new seals

Not sure which it is? You can email us at info@mrmastic.co.uk and we’ll tell you honestly before you book.

Joints and surfaces we work on

  • Window sills
  • Timber windows & doors
  • Aluminium frames
  • uPVC windows
  • Patio & French doors
  • Composite doors

Looking after it afterwards

Once the sealant has cured, a few habits help it last:

  • Use gentle cleaners on frames and sealant
  • Repaint timber before it’s bare
  • Walk round the house once a year and look at the joints
  • Keep drainage slots and sill grooves clear

A yearly look round the frames is enough. Cracks and lifting edges are easy to spot early, and if anything looks wrong, just email us at info@mrmastic.co.uk.

Signs to watch for: cracks in the mastic, gaps you can see light through, damp on the reveal or mould around the inside of the frame. If you notice one, it’s time to get the joint looked at.

Quotes for window mastic in Castlebay

Some jobs are bigger than they look, and some smaller. What affects the quote:

  • Mould in or behind the old joints
  • How much there is to do
  • How easy the joints are to reach
  • Any working-time requirements on site

Commercial jobs are quoted on the same basis as homes: the amount of work, the access and the products needed. Call for a quick quote and we will explain what it covers.

Asking for a quote

Before you ask for a quote, have a think about:

  • Access, such as stairs, a lift or height
  • The type of property
  • Pictures of the joints, sent by email
  • What’s wrong with the joints now

For window mastic in Castlebay, send an email to info@mrmastic.co.uk. Tell us what the problem is and where, and you’ll get a clear quote before we start.

For landlords and businesses

We also work for property managers and facilities teams. Several sites can go on one quote, and we’re fully insured.

Whether it’s one flat or a portfolio, the work is the same standard: the old material taken out, careful preparation and a 12-month guarantee.

How the job changes by surface

Timber windows & doors

Where timber has rotted at the joint, it needs repairing first. We’ll point out any rot we find, as that’s a job for a joiner.

uPVC windows

Fitters’ mastic on plastic frames is sometimes thin and rushed. We cut it out, back any deep gaps and reseal properly.

Frames and glazing around Castlebay

Castlebay is close to the coast, and homes near the sea take more wind-driven rain, with salt in the air closer to the shore. Both are hard on the mastic around window and door frames, which can dry out and crack sooner where a building faces the weather. Many older homes in Scotland have sash and case windows, and the joint between the box frame and the stone or render is traditionally pointed with sand mastic.

Schools such as Castlebay Community School are buildings too, and larger buildings have plenty of frames, and the mastic around each one ages. In the older streets around Church of our Lady, replacement windows fitted into old openings often leave uneven gaps that need backing and a flexible joint.
